Location

Rocky Brae is located off a quiet lane on the hillside above Kirkmichael. From its grounds there are far reaching views to the hills. Kirkmichael is a picturesque village with a vibrant local community. It has a village shop with petrol station, post office and café, a primary school and a village hall. There are three hotels in Kirkmichael and the village also hosts the Strathardle Highland Gathering in August each year. Blairgowrie (13 miles) has supermarkets, a selection of independent shops and restaurants, medical centres and a secondary school with buses from Kirkmichael. Pitlochry also has a range of amenities. For a more comprehensive selection of services and cultural opportunities, Perth is only about 30 miles south.

The A9 at Pitlochry links south to Perth and Edinburgh, west to Stirling and Glasgow and north to Inverness. There are railway stations at Pitlochry (with direct links to London and Inverness), Perth and Dundee. Dundee Airport has flights to London City, and Edinburgh Airport offers a wide range of domestic and international flights.

The area is renowned for country pursuits such as hill walking, skiing, cycling, shooting and fishing. There are several golf courses in the area including the championship Rosemount course at Blairgowrie. The Perthshire hills and the Angus Glens are within easy reach and the ski slopes at Glenshee are less than 20 miles away.

Description

Rocky Brae is a Norwegian-style log cabin built in about 1993. The property was constructed with intersecting logs and has a grass covered roof over a PVC membrane. The house is one of a number of log cabins discreetly positioned on the hillside above Kirkmichael, on the edge of Kindrogan Forest.

Over the last five years the property has benefited from a programme of renovation which included fitting new bathrooms as well as new patio doors, flooring, lighting, curtains and blinds. A new mains pressure immersion heater has also been fitted.

The house is entered via a utility room where there is space for boots and coats as well as a fitted worktop with sink and a wall of tall fitted cupboards. The utility leads to the kitchen which is fitted with timber units and a marble work surface. A large glass fronted display cabinet and some open shelving give it an appealing character which blends well with the log walls, beams and ceilings that characterise the whole interior. The kitchen, dining area and sitting room are in one L-shaped room which is spacious and comfortable with a lovely alpine character. There are two sets of glass patio doors and a wood burner in the main living area, meaning that Rocky Brae can be bright and airy in the summer or cosy and warm in the winter.

Rocky Brae has three bedrooms. The two largest rooms have built in wardrobes and there is also a newly fitted bathroom and shower room.

Outbuildings
The sun room is attached to the house but accessed separately. Currently it is used as a store room but it has potential to be converted into an office / studio / bunk house / barbeque hut depending on requirements. It has a decked area which is a lovely spot to sit out in the summer.

The bothy, which is attached to the neighbouring property, is a charming traditional stone outbuilding with a box profile roof. Currently it is used as a store for bicycles and outdoor equipment, however (subject to obtaining the relevant consents) it also has potential to be converted into a guest bothy or studio/office or simply a more fitted store for sports equipment.

Outside

Rocky Brae is approached through a timber gate and has a driveway which leads to a generous parking area beside the house. It is situated in about 0.69 acres and the garden has been planted with various carefully chosen trees and shrubs. The lower section of the garden has a burn running through it and has mown paths through the longer grass. On the upper level there is a paved terrace overlooking the garden.

Directions

From Blairgowrie take the A93 north towards Braemar and Kirkmichael. At Bridge of Cally bear left onto the A924, towards Pitlochry and Kirkmichael. Continue for approximately 7 miles and on entering Kirkmichael take the first turning on the left over the River Ardle and follow the road out of the village. Bear right where the road forks and follow the tarmac road up the hill for another 500m until reaching the entrance to Rocky Brae which is discreetly set back from the road, just before the road forks again towards Glen Derby and Rowanhill. If you reach the Log Cabin Hotel, you have gone too far.
