Beardon Barton is an elegant holding, privately located, providing a self contained miniature estate.

With a ring fenced block of approximately 43 acres, a useful range of modern and traditional buildings and peripheral
woodland and fishing lakes, the property has significant potential and flexibility for a range of uses.

A row of five charming cottages and a further two bedroom park home, may provide a rental income for the property which is not insignificant.

The Manor House at Beardon Barton is a well proportioned five bedroom Grade II listed house. The principal elevation has a sunny south facing aspect with large conservatory looking out upon the private lawn gardens.

Beardon Barton Cottages are in a terraced row of five properties developed from an original threshing barn. These are a mixture of one, two and three bedroom properties all of which are two storey.

The Cottages are well proportioned and are laid out for holiday letting which has been a very successfully enterprise. Planning consent for permeant occupation has been granted and listed building consents for permeant occupation is in the process of being obtained., which may enable a private community to be established at Beardon Barton. This would guarantee a good rental income stream. A further 2 bedroom park home is also located on the eastern flank of the property and could provide additional income.

The Cottages, Manor House and Park home are all accessed independently over a split private driveway.

Situation

Beardon Barton dominates a sheltered hilltop setting conveniently accessed along a publically maintained no-through road onto a private access road just off the B3254 between Bude and Launceston. The nearby village of Boyton is a short distance away with a good local school.

The dramatic North Cornish coast and popular town of Bude is only 13 miles away with sandy beaches and surfing hot spots.

Bude and Launceston (7 miles away) provide a full range of social, commercial and shopping facilities. At Launceston the A30 spine road enables prompt access throughout Cornwall and Devon, and links to the east at Exeter (a further 42 miles) which provides good road, rail and airport links. Good private schools are nearby at Truro, Launceston and Tavistock.
