An idyllic country cottage in a quiet setting. Works needed. Gardens, paddock & holiday "railway carriage." Close to the Festival & within a mile of the Pyramid Stage as the crow flies.

MID ELMS, STEANBOW, WEST PENNARD, GLASTONBURY, BA6 8NB

Glastonbury 5 miles, Pilton 1.1 miles, Wells 6 miles, Pyramid Stage about a mile as the Crow flies.

*

A charming country cottage in an idyllic rural setting just over a mile from the popular village of Pilton and in easy reach of Glastonbury, Wells and many other villages. It's also on the doorstep of Glastonbury Festival.

**

Mid Elms includes a cottage requiring works but with great character and appeal and considerable scope. It stands with towards an acre of gardens and paddock and also has an old railway carriage ideal for short term holiday letting.

***

The accommodation includes a porch, sitting room, dining room, kitchen, conservatory and on the first floor are 2 bedrooms and a bathroom. In addition there's an adjoining workshop, store and loft ideal for development into further accommodation (subject to all consents).

****

The gardens adjoining the cottage have mainly been allowed to flourish naturally and include a number of sheds, stores and a greenhouse. The paddock is on the opposite side of a small country lane and the paddock stands close to the northern boundary.

Location

Sticklinch Hill is a quiet country lane which runs from the Glastonbury/Pilton road through beautiful countryside and over the hill to the villages of Parbrook and Baltonsborough beyond. There are a small number of farms, houses and cottages in the area but virtually no new development.
It's a very peaceful tucked away location for most of the year except for the weeks around and including The Glastonbury Festival which is situated very close by.

Description

Mid Elms includes a cottage and towards an acre of land. This includes the cottage and garden on one side of the lane and a paddock, with the railway carriage, on the other.

The cottage is very pretty having stone elevations under a red clay tiled roof. It also has double glazing and oil central heating. This a much loved home which is now in need of some works. These are fully warranted by the overall charm and ambience of the property and the surroundings which move in time as much with the seasons as the clock.

Accommodation

There is a front door but as with many country properties the entrance is more informal with a porch leading through into the kitchen. This has a sink unit, the staircase and an arch leading into the dining room with a door through into a conservatory. From the dining room a door opens into the 20ft. plus sitting room with beams and an inglenook fireplace with a large woodburning stove.

The staircase in the kitchen leads to the first floor. Here there are two bedrooms (one with fitted wardrobes) and a bathroom with handbasin, wc and a bath with an electric shower above (and screen).

Adjoining but without internal access is a workshop and store. A ladder access leads to the loft room above.

Outside

The cottage stands fairly centrally in a long narrow garden which is bounded on the west side by a thick mature hedge and on the eastern side by a small brook which runs along the boundary.

The garden to the north of the cottage is an orchard, with a number of apple trees, and beyond is a large timber shed close to the boundary. On the south side of the cottage there is parking space and a long garden area which includes various sheds and stores a greenhouse and a vegetable area.

The whole garden has been allowed to thrive naturally and includes numerous shrubs and trees and is also screened and sheltered by the magnificent oak trees on the opposite side of the brook

Railway Carriage

On the opposite side of the lane to the cottage is the paddock again bounded by mature hedges and with a large copper beach in the centre. Close to the northern boundary is an old railway carriage which has been adapted for use as a holiday base. Internally it has a small dining area, sitting area, bedroom and shower room. Adjacent as an outside kitchen which has a sink unit and a gas cooker.

Other points

Freehold with full vacant possession. Mains water and electricity. Private drainage. Oil central heating.

About the area

Steanbow is a small hamlet just off the road from Glastonbury to Pilton and on the outskirts of the village of West Pennard which has a range of amenities including an excellent village school.
Glastonbury's past and present are linked with its dominant landmark, the Tor. It's been a religious centre throughout history and further back into the times of legends. There was a Celtic monastery here by 500 AD which, during the next 1000 years evolved into one of England's wealthiest and most influential abbeys. The town grew up alongside the Abbey and today it's a small but thriving town and a major tourist venue, welcoming thousands of visitors each year. Medieval Glastonbury - designated a conservation area - clusters around the evocative ruins of the Abbey.

******

Just 5 miles from Glastonbury is Wells which is the smallest city in England (population 10,000). Its centre is the market place (local markets twice a week) surrounded by many medieval buildings including the Cathedral and moated Bishops Palace.
Immediately to the south (2 miles) of Glastonbury is the more recent town of Street and these centres provide a huge range of facilities and amenities. There are excellent state and independent schools in the area including Crispins, St Dunstans, Wells Blue School, Strode College, Millfield, Wells Cathedral School, and the Bruton schools.

Directions

From Glastonbury take the A361 signposted to Shepton Mallet. Proceed through the village of West Pennard, pass the Appletree inn on the left. and take the next turn to the right – onto Stickleball Lane. Continue for a few hundred yards and Mid Els is the cottage on the left hand side.
