Newlands Farm is situated in the village of Norton to the south of Worcester, which has a sports club, The Retreat public house and a garden centre. The village was home to Norton Barracks which were built in 1877 for the Worcestershire Regiment. The barracks have since been decommissioned and are now private homes. There is an excellent selection of state and private schools including Nunnery Wood High School, which includes a sports centre open to the public, The Royal Grammar School and The Kings School in Worcester and the Malvern Colleges.
Worcester has all that would be expected of a city, including Premiership rugby at Sixways, County cricket by the Cathedral and horseracing on the banks of the River Severn.
Newlands Farm is Georgian at the front and dates to the1800s on this elevation. The rear part is understood to be earlier, around the 1700s, but this would all have replaced a Medieval farmstead evident by the moat that remains today.
It is Grade II listed and original features include panelled doors, fine fireplaces, tall sash windows, cornicing, picture rails, dado rails and exposed floorboards.
The front entrance door has a fine portico with fan light above and opens to the reception hall with cornicing, Minton tiled floor and a Georgian staircase with a mahogany handrail. It leads to a back hall with flagstones and a small sun room, which offers a wonderful view of the gardens.
The drawing and dining rooms are both at the front of the house and each has a working marble fireplace, the former has a working fireplace housing an LPG living flame fire and the latter has an open fireplace.
The sitting room to the rear of the house has a view over the gardens. Features include large slate flagstones, an Inglenook fireplace which is currently unused and draught proofed (this can be removed to make it useable) with red quarry floor tiles and original cupboards to either side.
The fitted kitchen/breakfast room has flagstones, granite worktops, two pantries, freestanding electric cooker and space for a dishwasher. From the kitchen, steps lead down to a large rear utility that has a red quarry tiled floor, feature fireplace with a bread oven and two cloakrooms, one of which has a Belfast sink.
The first floor has three bedrooms including the master bedroom that has a dressing room with an en-suite bathroom fitted with a bath and single shower enclosure. The two front bedrooms have feature fireplaces with glazed tiles and are served by a shower room with a double shower.
The second floor has four bedrooms (two of which are inter-linked) and a modern bathroom suite with separate double shower and roll top bath. There is a useful storeroom and kitchenette area.
The cellars are large and are currently accessed via the gardens. The original internal stairs exist so that it would be possible to access them from the rear hall.
The gravel drive has two entrances and sweeps beneath the cedar tree beside the level lawn.
The gardens are lawn with box hedging and mature trees. There is a moat, wildlife pool with a landing/fishing stage and a decking area to the side. Adjacent the quaint detached brick bothy provides useful storage and, in the past, has been used as a gym. Extending off the bothy is a charming covered decked seating area that provides a perfect spot for al fresco dining whilst enjoying a view of the wildlife pool.
The outbuilding comprises a seven bay barn, two of which are enclosed for garden storage, two stables, storerooms and garaging and hay storage above. On the outbuilding are solar panels producing 4mw of electricity with a feed-in tariff. Further details are available on request
There is a gated rear access, beside the barn, into the gardens from the private lane leading off Church Lane.
