SELLERS INSIGHT We're downsizing locally after 22 idyllic years in this beautiful house of great character.
The reasons we fell in love with The Round House back in 1998 are still those which make us sad to have to leave - especially the stunning lounge with its exposed stone and beams, its huge inglenook fireplace and the rural outlook over our parkland-like paddock. We'll miss the happy social gatherings over the years with our six courtyard neighbours, and the comfort of going away knowing that someone's always around to keep an eye out. We'll also miss our light and airy conservatory where we enjoy the feeling of sitting in the garden when the weather's unkind. We've also had lots of pleasure from the discreet privacy of our mature, split-level garden and from al-fresco dining on the decking beside the feature pond and fountain.
Our property suits those, like us, who value rural tranquility, but who also appreciate the easy 15 minute access to the mainline rail link at Newton Abbot and Torbay's many nearby retail outlets. Our location midway between Dartmoor National Park and the South Devon Heritage Coast has been the perfect backdrop for our walking and sailing passions. Golf and food lovers will appreciate the outstanding sport and dining facilities of Dainton Golf Club, only a mile away. Ipplepen village has an excellent primary and junior school, a good pub, a Post Office, a small, well-stocked Co-Op supermarket, two churches and a Doctors' Surgery with its own Pharmacy. Several livery stables, also within a mile, cater for horse riders. Our one acre paddock is ideal for a family with a horse. Those with a caravan, campervan or boat are well catered for by paddock hard-standing, with electricity and water alongside.
The house's three-floor configuration lends itself to the enjoyment of family life by more than one generation, because both the ground floor and the huge attic floor are largely self-contained with their own dedicated bathrooms - leaving the first floor as the main social focus for the family.
We've always felt we were custodians, rather than mere owners, of this charming period house. We hope we can pass it on to those who, like us, will love it and feel the same way.
STEP INSIDE Converted in the late 1980's The Round House is one of seven former Victorian-era barns. It's a spacious property arranged over three floors. The first floor is at ground level to the rear and so the current owners use this floor as their entrance as they can also park in their paddock area.
The ground floor entrance is on the courtyard side of the property, as it is for all other properties here. The front door opens into the entrance hallway. There is a dedicated utility room on the right and an integral access into the double garage. Following the hall around to the left you'll find a large airing cupboard, two bedrooms and a bathroom. The staircase leads up to the first floor living accommodation.
There is a good-sized kitchen which is open to the spacious dining room which could be divided off to make an extra bedroom if required. The landing has access to the cloakroom/wc and there are double doors which open into the huge sitting room. This is a wonderful space which must be seen to be fully appreciated. With vaulted ceiling, exposed beams, exposed stone walls, and impressive inglenook fireplace complete with woodburner, this former milling-room is full of character. Sliding doors from the sitting room lead into the conservatory. This is a lovely room flooded with light from its pitched glass roof. It is very private indeed and has wonderful views over the gardens. The main bedroom is on this floor too, it's a substantial room with doors into the conservatory, plenty of built-in wardrobes and a sizeable en-suite, with bath and shower.
There is a further staircase up to the second floor. This is a huge, light and airy converted loft space with far-reaching rural views, which the current owners use as a guest bedroom and lounge, office and hobby space, it's a great extra space and very flexible in its use. It also has a shower room/wc and there is a door into the remaining loft for storage.
STEP OUTSIDE The outside space on the ground floor is the communal courtyard area, which provides parking and access to the double garage. The gardens are all to the rear of the property and are very special, with a great deal of privacy and different areas to sit and enjoy. The well-maintained formal gardens of the property are accessed from the conservatory and consist of lawned areas with established shrubs, bushes, and trees. There is a summer house with power and light plus a large feature lit deck area and pond perfect as entertaining space, or a spot to get some shade on a hot summer's evening.
Beyond the more formal garden areas, there's a vegetable garden, and hard standing with water and electricity for a caravan, boat or trailer etc. On from this area is the paddock. A beautiful area of ground currently kept as lawn with mature trees, this space would be perfect for those looking to have a pony on site (stables would need to be installed) or for chickens, sheep, goats etc. The choice is yours! A large shed houses logs, gardening tools and a second shed accommodates a ride-on mower and workbench. A wide gate provides vehicular to the nearby access lane.
LOCATION Living close to Ipplepen opens up village life with its wide range of activities such as two active churches, gardening clubs, WI, film club, am-dram, history group, art classes, community choir as well as several children's clubs and sport clubs. There is an excellent doctors' surgery, convenience store and post office as well as a popular pub and conservative club together with a primary and junior school enjoying a first class reputation.
There is easy access to Totnes and Newton Abbot, both of which are 10 minutes or so by car. Totnes, is a very popular town with a range of eclectic independent shops and coffee shops, and walks along the river dart. Newton Abbot, has all the amenities you could need, with a range of supermarkets, doctors surgeries, community hospital, pubs and eateries. London Paddington is only two and a half hours away by mainline train.
