SALE CONDITIONS
1. The Purchaser will be required to activate the planning consent (to secure the consent for the sixth dwelling) and fully comply with all of the planning conditions.
2. The Vendor will remove the steel framed buildings south of Barns 2 and 3 within 4 months of sale completion. The Purchaser will be responsible for dismantling the other relevant non-traditional buildings and their removal off site. The Vendors will remove all gates and fences from within the site.
3. The Purchaser will be responsible for installing the boundary fences being a post and four rail fence. (1.5m for the top rail around the perimeter of the site) and thereafter maintaining them.
4. The Vendors reserve the right of access over the site to:
A) maintain their retained buildings at Kempton Farm;
B) retain a water supply from the northern end of the site to supply the field to the west;
C) install a replacement water pipe within the northern boundary to the farmhouse;
D) take pedestrian access over the strip hatched in red.
5. The Purchaser shall make their own investigations into ground conditions, structural condition and other relevant aspects.
6. The Purchaser shall be required to install their own services. The private treatment plant shall be within the area being sold, edged blue on the plan. The Vendors will grant the Purchaser a right over their retained land to install and maintain (if necessary) a drainage field to a specification, size and location to be agreed.
7. The Purchaser (and successors) must not install any east facing doors or opening windows in Barns 1 or 3.
8. The Vendors seek covenants so that there are no new buildings immediately south of Barns 1 and 2.
9. The Purchaser and successors in Title shall not erect or place anything more than 1.5m above ground level within Barn 1 and its curtilage/garden.
10. The Purchaser will be required to disconnect the existing electricity and water supplies within the area being sold.
11.The Purchaser will be required to erect a 1.8m tall close boarded fence between points A and B on the eastern boundary.
