The land at Corstone is quietly located amongst unspoilt rolling Devonshire countryside, although is only a mile from the village of Broadwoodkelly which has a church, farm shop and village hall. The larger village of Winkleigh is a 4 miles to the north and has two pubs, good local shops, sports clubs, school, doctors and vets.

There is a wider choice of shopping, professional services and recreational facilities in the market town of Hatherleigh, which lies some 5 miles to the west. Okehampton is 7 miles away and this ancient town sits on the fringes of Dartmoor National Park with its hundreds of acres of stunning scenery to explore, together with walking and riding opportunities.

The main A30 trunk route by-passes the town and provides a quick link to west Cornwall or east to the cathedral city of Exeter and the M5 motorway beyond.

DESCRIPTION
The land at Corstone extends in all to some 13.26 acres (5.36 ha) and comprises three gently sloping pasture fields which are south facing.

Natural hedge banks form the boundaries with a lovely mixture of mature broadleaf trees giving privacy and shelter to two of the boundaries.

The land benefits from excellent access off the adjoining parish roads to the north and the south.

There are no mains services connected to the land however they maybe in the locality and any connection would be subject to consent from Southwest Water or Western Power Distribution.

AUCTION INFORMATION
Date of Auction: Land at Corstone will be offered for sale by PUBLIC AUCTION on Wednesday 27th July at 7pm at Strawberry Fields, Lifton, Devon, PL16 0DE Buyers are advised to attend by 6.30pm to register.

Registration: Please note all bidders will need to register with Kivells on the night of the auction and in so doing will be required to provide one form of government issued photographic identity and a utility bill addressed to them at their home address, dated within 3 months of the date of the auction. We also require proof of funds.

Failure to do this, may prejudice your ability to bid on the night.

Buyers Auction Fees: All successful buyers at Kivells property auctions should note that on the exchange of contracts an auction administration fee of £1500.00 plus VAT (Total: £1800 inc VAT) is payable to Kivell by cheque, BACS or debit card payment

The successful buyer will also be required to reimburse the vendor for search fees.

Deposit: A 10% deposit will be required to be paid by the successful bidder upon the fall of hammer and at this point the contract. The deposit has to be paid to Kivells as
auctioneers and can only be paid in the form of a cheque or bank transfer.

ALL bidders must only bid if they can make this payment.

Cheques must be drawn on a bank or branch of a bank in the United Kingdom, any other cheques may be rejected and it will the responsibility of the purchaser to ensure they have the correct method of payment available at each auction.

Completion: Will take place at 28 days from the auction, or earlier by agreement between the parties. On the night of the auction, 10% of the purchase price will fall due as a deposit being exchange of contracts.

Basic Payment Scheme (BPS): The land is registered for the claiming of the Basic Payment Scheme and corresponding entitlements will be available as part of the purchase.

Subject to the opening of Rural Payments Agency transfer windows the Vendor (and not Kivells as selling agents; unless specifically instructed in writing to do so) shall transfer the necessary entitlements commensurate with the eligible area of the Property and bear any necessary costs.

There shall be no apportionment of the money claimed during any scheme year between the parties.

Environmental Stewardship Schemes: The Property is not subject to any Environmental Stewardship Scheme.

Boundaries: Any purchaser shall be deemed to have full knowledge of all boundaries and neither vendor nor the vendor’s agents will be responsible for defining boundaries or the ownership thereof. Should any dispute arise as to the boundaries or any points on the particulars or plans or the Interpretation of them, the question shall be referred to the vendor’s agents whose decision acting as the experts shall be final.

From the town of Hatherleigh, head east towards Monokehampton. On entering the village turn left (by the bus stop) and then after a short distance, turn right heading east towards Bondleigh. Continue on this road for around 3 miles and on reaching a T-junction turn right. Follow this road to 150 – 200 yards and the land can be found on the left hand side where indicated by a Kivells for sale sign.
