A unique 18th century cottage in a popular village with stunning south-facing gardens, garaging and a self-contained unit. Land amounting to 0.79 acres. EPC Band D.

Situation - Occupying a peaceful and private location within the sought-after Mid Devon village of Colebrooke, Yeomans is set in an idyllic spot. The pretty village of Colebrooke nestles amidst spectacular scenery with views toward Dartmoor, some 7 miles away. Coleford (0.8 miles) and Yeoford (1.8miles) are home to good pubs and eateries; The New Inn and The Duck, respectively, Yeoford also having a railway station. The busy vibrant town of Crediton (5.3 miles) offers excellent schooling, medical care, independent shops and cafes, a regular farmers’ market, supermarkets, banks and much for those seeking sport and recreation. The university and cathedral city of Exeter (13.4 miles) has excellent shopping, restaurants, theatres, museums, art galleries and sporting amenities. Exeter has two railway stations on the Paddington and Waterloo lines and an international airport with daily flights to London.

Description - This beautiful cottage occupies an elevated position overlooking well-tended landscaped gardens and miles of rolling countryside. Built of cob in the 1700’s, historical records show that the well in the garden was used by the village and local people were allowed to graze their goats on Yeomans’s land. Since then, consecutive owners have made quality improvements to the house and land, notably, much interior renovation, an oak sun room and the landscaping of the garden featuring a pond. The walled garden, the removal of two staircases and the addition of the turret staircase and porch was completed in 2016. The turret joins what was probably two worker’s cottages into one ergonomically improved home. Additionally, new walls fronting the lane built of Cornish stone and a handmade gate crafted by a local blacksmith were added.
There are two detached garages, the larger of which has been converted on the 1st floor. This could be converted further subject to obtaining the necessary consents.

Accommodation - From the glass roofed verandah, a lobby with separate WC and handmade oak storage cupboard, leads to the spacious kitchen/breakfast room with polished granite surfaces and an electric Esse cooker. The central dining room has doors through to both the hall with a curved stone staircase and straight ahead into a cosy sitting room. This room has a part-exposed stone wall with inglenook fireplace and wood burner. A doorway leads to the oak framed garden room with French doors opening out to the garden.
The spacious landing, currently used as an office, is reached via a curved Portland stone staircase in a vaulted hallway. Off the landing are two south-facing double bedrooms with glorious rural views and engineered oak flooring. In addition, there is a family bathroom with double height ceiling.
Attached to the east side of the cottage and accessed via the paved terrace is a useful utility room. This could be incorporated into the main house if required. There is existing planning consent for a single-storey rear extension (App. No. 14/00488/FULL).

Gardens - The very private south side of the property looks out on to a paved sun terrace and to the stunning terraced gardens which amount to 0.79 acres. The thoughtfully designed gardens feature areas of level lawn with specimen shrubs and trees, a further gravelled terrace, an orchard and a beautiful walled garden.

Garaging - A gravel driveway with parking and turning area gives access to two detached garages. The main block built double garage has a converted first floor with a kitchen, sitting room/bedroom and shower room. Further conversion is possible subject to gaining the necessary consents. Additionally, a large detached wood framed garage is currently used for storage. To the west of the cottage is a separate wooden shed and greenhouse.

Services - Mains water, electricity and drainage. Oil fired central heating.

Directions - From Exeter proceed on the A377 passing through Crediton. After 1.9 miles turn left at Barnstaple Cross signposted Coleford/Colebrooke and the New Inn. Follow this road for 2 miles into the village of Coleford. At the cross roads turn left signposted Colebrooke. Once in Colebrooke take the left turn opposite Rowes Farm. Take the next left and the property will be found on your right.
