Description
A wonderful opportunity to acquire a beautiful Grade II* Listed country house in the pretty parish of West Bradley, with about 77 acres of exceptional apple, pear and walnut orchards. West Bradley House is approached by an attractive driveway that takes in the tennis court and the view to West Bradley Parish Church. The main house is extremely handsome and originally octagonal in shape with a square base and four diagonal bays creating its unusual shape. The house is largely constructed of coursed and square stone rubble with freestone dressings under a double Roman tile roof.
The driveway, now changed from its original route direct to the house, now approaches from the north of the house. Entering from the original front door on the western elevation, is a spacious and welcoming entrance hall. From here is the drawing room with original fireplace in stone surrounds with elaborate moulding, dual aspect overlooking the south pond and gardens, and the dining room with easterly views. The kitchen/breakfast room is located on the northern side of this floor in a later addition to the original house. This spacious room, with separate pantry/utility room, leads through to a sun room overlooking the western lawn, and from here can also be accessed a boot room, office, studio and conservatory. There is also stepped access to an extensive cellar from this floor.
The layout of West Bradley House is simple and elegant, with the upper floors showcasing this in their spacious rooms, open landings and wonderful views. The first floor houses the principal bedroom with dressing room and en suite bathroom and another original stone fireplace with ornamental moulding, as well as a further bedroom and bathroom. The top floor has a further three large bedrooms and a family bathroom.
OUTSIDE
West Bradley House is a Grade II* Listed house, built in the 1720s by Col. William Piers, to replace the original manor house that had stood before. Believed to have been completed by 1726, the house’s immediate grounds are notable for its three ponds, thought to have been created by a Dutch gentleman in the C18th. These ponds and the ground’s canals and waterworks are beautiful and interesting features, and create a peaceful backdrop in the gardens. To the north west is a tennis court and the view to the south west takes in West Bradley Parish Church.
To the north of the house, are an array of outbuildings, including barns, stores, offices and garages, currently utilised for a variety of purposes. Adjacent to the main house is the largest barn, which is used for cider production and storage on the lower floor, and offices on the first floor.
The orchard runs laterally east to west, to the north of the main house across Bradley Brook.
WEST BRADLEY ORCHARDS
West Bradley Orchards is a distinctive and well-known name in Somerset for apple and cider production, being built up by the vendors over the last 30 years. They have invested heavily in new orchards and different varieties of apples. The range of apple varieties is predominantly for cider, but also for apple juice and dessert apples. Highly unusually there is also a plantation of 2 hectares of walnut trees, which is very rare in the UK and is of great interest. One of only three dessert apple orchards in the west country, it is spread over 70 acres on gently undulating and drained land.
The farm produces and sells cider apples, dessert apples, cider and walnuts. Some of West Bradley’s traditional cider orchards have beautiful 80 year old fruit trees which are carefully tended to maximise their lifespan. Other, newer, orchards have been planted with both dessert apples and cider apples, to capitalise on the ground space and deliver the greatest possible yields. Great care has been taken in establishing the orchards, which are all marked and labelled at the end of each row, so that the varieties such as Jonagold, Bramley, Cox and Falstaff to name but a few, can be easily seen.
There is a central building within the farmland that is used for machinery storage and the day to day operations of the farm. It also provides a focal point for the pick your own business which is very popular during the harvest season with a small cabin. It also has the benefit of separate access from the road. Adjacent to the farmhouse is a further larger barn which has office space which is used for apple storage in the past and could be refurbished and used for a variety of different uses, either to do with the orchards or other alternative uses. The orchards also benefit from Basic Entitlements and the whole operation provides a valuable source of income.
