Description - The equestrian yard was created by the current owner and now comprises a modern stabling set-up with a concrete yard, an outdoor riding arena, storage building and two grass paddocks.

The stables are arranged in a horseshoe shape and were constructed by Chart Stables in December 2016 of timber with an onduline roof. They include five boxes in total plus a tack / storage room. Four of the boxes are approximately 12' x 12' and the other is approximately 16' x 12'. Outside the stables is an overhang to provide additional shelter, and an enclosed concrete yard which opens on to the paddocks on one side and the parking area on the other.

The outdoor riding school measures 40m x 20m and was constructed in 2017 by Witham Vale Arenas, has a sand and rubber base with drainage underneath and is enclosed with post and rail fencing.

From the road a metal gate opens into a large stone area for parking and the two grass paddocks are level or very gently sloping and have been used for mowing and grazing. There is a mobile field shelter (approximately 16' x 12') within the larger grass paddock.

Planning consent was approved on appeal (reference: 71380) for the erection of one storage building and the variation of conditions to the following: the land, stables and manege shall be used for private and domestic equestrian uses and shall not be used for any business or commercial uses such as commercial livery or commercial riding stables.
