An attractive block of mixed pasture and woodland in a quiet moorland location, with frontage to, and fishing rights on the River Tavy. Single Block of Pasture and Woodland, 5.22 Acres in All, Enclosed, Stock-proofed Paddock, Approx. 3 Acres of Mixed Woodland, River Frontage and Fishing Rights, Superb for Wildlife Interest, Excellent Walking and Outriding, Suitable for Camping, Quiet and Private Moorland Position.
Situation - This attractive block of riverside woodland and pastureland is located 1.7 miles to the north of the village of Peter Tavy, on the western flank of Dartmoor National Park. The surrounding moorland scenery is typically rugged and picturesque, with innumerable opportunities for walking, exploring, cycling or riding all on the doorstep, including several public footpaths and pedestrian access to the moors within half a mile. Tavy Cleave is located around 2 miles to the north, and the full expanse of Dartmoor easily and immediately accessible to the east. Outriding in the area is excellent.
Peter Tavy itself is an unspoilt village situated close to the River Tavy in the quiet countryside of West Devon. The village features a medieval granite church, and a very well-known and popular public house. The thriving market town of Tavistock is only 5 miles away to the southwest. The city of Plymouth is 18 miles to the south and the cathedral city of Exeter lies some 40 miles to the northeast, providing transport connections to London and the rest of the UK via its railway links and the M5 motorway, in addition to an international airport.
Description - This attractive block of mixed pasture and woodland is located in an enviable, unspoilt moorland setting and benefits from fishing rights on the River Tavy. The land is ideal for camping under the 28-day rule, as well as other recreational uses, keeping or grazing livestock, and other country or wildlife pursuits. The land is bordered by Devon banks and dry stone walling, and there is gated access at the eastern end of the site (see our accompanying plan). At the top of the site is a gated paddock enclosed by stock-proof post and rail fencing, surrounded by an area of more wild meadow which the current owners have left to encourage wildlife. Opportunities for riding in the immediate area are extensive, with direct access to the open moors available within half a mile. The land then drops away into the wooded Tavy valley below, named Woodland Wood, which is a mixed, mainly deciduous broadleaf woods comprising oak, beech, holly and other native species. At the foot of the woods runs the River Tavy, along which there are approximately 175m of single-bank fishing rights. The light woodland bordering the River is awash with bluebells in early Spring, making this a very pretty setting which benefits from a great deal of privacy and tranquillity. In all, the land extends to approximately 5.22 acres.
Local Authority - Dartmoor National Park Authority, Parke, Bovey Tracey, Newton Abbot, Devon TQ13 9JQ. [use Contact Agent Button] Phone:[use Contact Agent Button].
Viewing - Viewing of the property is strictly by prior appointment through the vendor's appointed agents, Stags. The gate is locked and barb-wired. Please do not visit the land unaccompanied without prior consent from ourselves and the owners.

After a further 0.75 miles, the land will be found on the left, as indicated by our For Sale board.
