DESCRIPTION
A pair of derelict cottages (approx. 150 sq m footprint) in rural location present an exciting development opportunity. With panoramic views to the Solway Firth, Cumbrian Lake District, Mountains of Skiddaw and Criffel also in view to the west. The septic tank sits within the grounds included. There is no planning with the local planning department, this would be the responsibility of the buyer to submit to their specification. It is understood septic tank, electric and water are on site.
Please note: Access to 1 & 2 Salmonhall Cottages is through village, which is the location of an Abattoir, processing Scottish lamb produce. The cottages are situated about 500 yards to the south of the Abattoir buildings. Situated on a very quiet no through road which leads to the Solway Coast.

Owner will be available to accompany potential purchasers who wish to go on to site (with reasonable notice)*

HEALTH AND SAFETY
Strictly under no circumstances should any of the buildings be entered due to their derelict state. Care should be taken underfoot when investigating the site as there is rubble, waste and broken glass, as well as uneven ground.

SITUATION
Salmonhall Cottages are located just outside the quiet Dumfriesshire village of Dornock. Famous for the Battle of Dornock in the Scottish Wars of Independence in 1333, Dornock is situated about two miles east of Annan and 16 miles from the city of Carlisle. The sand and mud banks of the Solway Firth are less than a mile away and the railway between Annan and Gretna is just north of the village. Annan has a good range of shops, schools and services and has excellent road and rail access. The M6 motorway can be reached in approximately ten minutes whilst the main line railway station in Carlisle is only 25 minutes by road. The fastest train to London Euston takes approximately 3 ¼ hours. There is also a railway station in Annan. The Airports of Edinburgh, Glasgow and Newcastle are all within about one and a half hours’ drive. Carlisle Airport will also be re-opening to passenger flights in the near future. The area offers boundless opportunities for the outdoor enthusiasts. These include salmon and sea trout fishing on the nearby Rivers Nith, Annan and Border Esk as well as trout fishing on Dumfriesshire’s numerous lochs and rivers. There are a number of excellent golf courses nearby in addition to the Seven Stanes mountain bike centres of Ae, Newcastleton and Dalbeattie. The mild climate which the area benefits from is ideal for gardeners and length of the growing season allows for a great variety of plants to flourish.
