LOT 1 – ABOUT 63.44 ACRES
Lot 1 comprises 63.44 acres divided into three good sized and workable fields. The land is bordered by roads on three sides meaning all the fields have good road access. The land was cropped with Winter Wheat and Winter Oats for the 2022 harvest.

LOT 2 – ABOUT 84.75 ACRES
Lot 2 comprises 84.75 acres in total of which approximately 68 acres is currently arable, 12.40 acres of downland and 4.40 acres of woodland.

The arable land is divided into four enclosures and for the 2022 harvest was cropped with Spring Barley.

The downland bank, known as Lower Horney, is situated in the south-west corner of Lot 2 and forms part of the valley running into Shepherd’s Bottom. This land is currently farmed under a Grazing and Mowing Licence and used to graze sheep.

The 4.40 acre block of woodland is found on the eastern flank of Shepherd’s Bottom valley opposite the downland. It is understood the majority of this woodland was planted around 30 years ago and comprises mixed native broadleaved species including oak, ash and beech. Adjacent to the woodland is a cover crop and release pen used by the neighbouring shoot.

LOT 3 – ABOUT 16.64 ACRES
Lot 3 comprises two fields totaling 16.64 acres both cropped with Winter Oats for the 2022 harvest. The land benefits from good road frontage and easy access.

LOT 4 – ABOUT 11.59 ACRES
Lot 4 comprises 11.59 acres of pasture land on the edge of the village of Ashmore and benefits from two road access points. Currently let on a Grazing and Cropping Licence until October 2022 the land has been used to graze cattle and to take a cut of grass from.

LOT 5 WELL BOTTOM – 52.61 ACRES
Lot 5 comprises 52.61 acres known as Well Bottom. This block of land lies to the south of Ashmore Village and is accessed via the drive leading to Mudoak Farm.

Approximately 13.50 acres of the land is planted with maize with just under 37 acres being down to grass and used to graze cattle. The land is currently let under a Grazing and Cropping Licence until the end of October 2022.

There is an infant mixed native broadleaved plantation on the western boundary of Well Bottom of approximately 1.3 acres.

TENURE & POSSESSION
The land is offered for sale as a whole or in five lots by private treaty, with vacant possession upon completion, subject to the grazing licences in place.

DESIGNATIONS
The land lies within the Cranborne Chase and West Wiltshire Downs Area of Outstanding Natural Beauty and a Nitrate Vulnerable Zone.

BASIC PAYMENT SCHEME
The 2022 claim will be retained by the vendor. The vendor agrees to use all reasonable endeavours to transfer the entitlements for future Basic Payment Scheme payments to the purchaser(s) after completion. The purchaser(s) will covenant to keep the land in good agricultural and environmental condition for the remainder of the year. There will be a charge to the purchaser(s) for the transfer of the entitlements.

RIGHTS OF WAY
The land is sold subject to and with the benefit of all existing rights of way whether public or private, including wayleaves, easements, covenants, restrictions and obligations whether referred to specifically in these sale particulars or not. The purchaser shall be deemed to have full knowledge of the boundaries and the ownership thereof.

A public footpath crosses the northern tip of South’s Farm land. A bridleway runs across the land at Well Bottom.

The village of Ashmore is centered on a circular village pond, from which the village gained its original name. As the highest village in the county there are stunning views across the beautiful farmland and countryside. From Shaftesbury head east on the A30. In Ludwell take the right turning signposted to Ashmore and Tollard Royal. Follow this road for just under 2 miles and at the top of the hill turn left on to the B3081. Then take the first right hand turn sign posted to Ashmore. Lot 1 is then on your right hand side, an entrance to which is found after approximately 300m on the right.
