Delightful farmhouse with steading, stables and derelict cottage, set within 43 acres of land, including woodland with outstanding views towards Morven, Corrachree and Knock Hill.

Description

A traditional style white painted door allows access to the welcoming entrance hall, which is open plan to the sitting room and white painted staircase which leads to the first floor living accommodation. Laid with incredibly durable Caithness flagstone flooring throughout the ground floor, the property also enjoys the modern benefit of underfloor heating. Within the entrance hall an understair cupboard houses the underfloor heating valves, electrical and heating controls and other utilities.

Overlooking the property frontage, the dining kitchen has retained all its original charm, the central focal point being the open granite fireplace with traditional salt cellar niches and an Esse Ironheart cooking range. The room is well fitted with white gloss base cabinets complemented by wooden worksurfaces and ample space available for casual dining and relaxation. There is also a useful pantry style cupboard.

Across the entrance hall is the sitting room, which enjoys lovely views towards the young orchard. An exposed granite fireplace with Tiger wood burning stove is nicely offset by the more contemporary neutral decoration and ceiling spotlights. A panelled door accesses the linked steading building, while a further white painted panelled door opens into the utility/boot room. Of neutral décor, this room has a porcelain sink, WC, plumbing for a washing machine and space for a tumble dryer. From here it is possible to take in the views across the paddocks towards Corrachree Hill.

Ascending the staircase to the first floor, the landing is an open and bright area with a window which overlooks the orchard and surrounding grounds. A panelled cottage style door opens into the first double bedroom. This light and well-proportioned bedroom enjoys the benefit of triple aspect views over the surrounding grounds. Fitted deep shelving provides elevated storage, while the en suite shower room includes a white two piece suite and a large modern shower enclosure housing a mains shower, tiled flooring and a chrome towel rail, with views over the paddocks. Bedroom 1 benefits from attractive solid oak flooring which continues throughout the landing and into Bedroom 2 which is another well-proportioned room with dual aspects over the front and rear of Wester Braehead. Fitted with solid oak flooring and of neutral decoration, its en suite shower room, again with a white two piece suite, large modern shower and tiled floor, also allows access to the loft space via a ceiling hatch.

Outside
Woodland of 14 acres, planted in 2021 under a woodland grant scheme, including areas of Scots pine and larch, silver birch, woodland shrubs and open areas, the planted areas are deer-fenced and the seller has advised that a grant of £2,240 is paid annually for the first five years of the scheme, with four annual payments remaining.

Wester Braehead is situated at the heart of a private rural setting which affords beautiful and far-reaching views across local countryside while taking in the sights of the majestic Morven and Corrachree Hill. Within the boundaries of Wester Braehead, an enjoyable stroll will take you to the top of a small hill where there are the remains of a scheduled Bronze Age hut circle and cairn.

The property includes five post and stock mesh-fenced paddocks, in one of which is situated a high specification Saltire double field shelter. Most of the paddocks are lined with young trees and bountiful hedgerows, and a luxury Saltire wooden portal framed mini barn stable block is situated in close proximity to a fuel station which lies behind. Comprising a tack/feed room, there are three full size stables (including an XL station/foaling box) and a pony box/rug store. To capitalise on versatility, the stables are portal framed and the stable partitions can be removed to form a single space for alternative uses. The stables and field shelter are painted with high quality linseed based Osmo eco paint and the stables are partially insulated with hemp insulation battens. Electricity and water are installed on the yard.

In the immediate environs of Wester Braehead, there is a young productive orchard, which includes an array of fruit and nut trees. There are also fruit bushes and a variety of raised vegetable beds.

The fuel station behind the stable block (including its contents), double field shelter and two professionally built dog kennels with runs are also to be included. Behind the house there is a large (2500 litre) heating oil tank, and to the top of the vegetable garden is the well pump housing.

Location

SUMMARY
Believed to date back to the late 18th century, Wester Braehead farmhouse was originally constructed as a single storey dwelling house, then in the late 19th century the officially appointed Aberdeen City Architect John Smith created a secondary storey, which also involved the re-modelling of the entire property frontage with pointed gables and wall decorations. The initials JS are evident to this day as is a stone plaque dated 1882. A delightful traditional farmhouse, Wester Braehead is built of granite with a Welsh slate roof and has been extensively refurbished and updated to provide modern living accommodation whilst perfectly balancing and enhancing period features. These include exposed granite fireplaces, ceiling trusses and deep-silled sash and case windows. Linked to the farmhouse is a large stone built steading with a slate and corrugated iron roof and beyond that is a two storey stone built barn with natural Welsh slate roof. The steading and barn offer endless potential and would be ideal as a further extension to the farmhouse if so desired.

Wester Braehead and Woodside Cottage lie in a stunning countryside location with open views across the fields towards Morven and the surrounding hills. Situated at the heart of approximately 43 acres, the land includes five stock-fenced paddocks which are currently rented to the neighbouring farmer for summer grazing for sheep but would be suitable for equestrian purposes. Excellent outriding is available directly from the front door.

The properties lie on the outskirts of Tarland, a village which sits in the middle of the Howe of Cromar, a natural hollow of land on the eastern edge of the Grampian Mountains, between the rivers Dee and Don, close to the boundary of the Cairngorms National Park and within the view of Royal Lochnagar. The area itself is low lying land with a mixture of farming and forestry. It is encircled by hills including Morven in the west and Pressendye in the north, which grant expansive views back over the Howe of Cromar.

The village of Tarland lies some 30 miles due west of Aberdeen, the economic centre of the region, and 4 miles northwest of Aboyne, the nearest significant town. The surrounding land is predominantly agricultural in character and Tarland has over time developed a range of amenities suited to the needs of this rural area, as well as a number of sporting and recreational facilities.

The traditional Victorian village square accommodates a number of businesses, including a small supermarket, chemist, coffee shop, two hotels, toy shop / post office, craft shop and village hall. Tarland has a golf course, a caravan and camping site, and is the starting point for the Tarland Way walk and cycle path. It is a popular centre for hill walkers, mountain bikers and tourists. Douneside House, part of the MacRobert Estate, has a local health club and fine dining restaurant.

Aboyne is an attractive small Victorian town in Royal Deeside and the main centre for this rural district. There is a supermarket, academy and primary school, and an excellent community centre providing theatre/cinema, full size swimming pool, badminton courts, library and gym. The town also has a health centre and a cottage hospital.

Aboyne is just 30 miles from the oil industry centre of Aberdeen giving an easy journey of around 45 minutes to the city centre or airport. Aberdeen International Airport has at least eight flights daily to London and operates routes to many other destinations including Amsterdam and Paris. The mainline railway runs frequent daily express services to London as well as regular services to other parts of the country and an excellent overnight sleeper service to London.

Directions

From Aberdeen, follow the A944 towards Westhill, and thereafter the B9119 towards Garlogie and then onwards to Tarland. On entering the village of Tarland, proceed across the bridge onto Bridge Street, and continue to follow the B9119 straight ahead. Approximately 1 mile further along on the right hand side there is a farmhouse (The Leys) with outbuildings, immediately after which is a turning including a signpost for Braehead. Turn right at this junction and continue to the end of the tarmac, then take a sharp left up the hill and through the forest. On reaching Braehead Farm, keep going past the farm keeping the farm buildings to the right, where a single track will lead you directly to Wester Braehead and Woodside Cottage beyond.

Woodside Cottage
A westerly track from Wester Braehead allows access to Woodside Cottage, a currently derelict cottage for which full detailed planning permission has been granted for alteration and extension to create a single storey three bedroom dwellinghouse. To be set around its own sheltered courtyard, Woodside Cottage lies within its own 3.2 acre field and will also enjoy superb views across the local countryside towards Morven. See Aberdeenshire Council Planning Applications: APP/2015/2564 and APP/2012/3509 (currently being renewed). The local authority community contribution for this planning permission has been paid by the vendor.
