Description
The land extends to approximately 52.89ac (21.41ha) across two parcels. The land is offered for sale as a whole or in two lots with further information on each lot detailed below:

Lot 1 comprises 28.36ac (11.48ha) of arable land to the south-east of North Road. The land has been farmed in hand in an arable rotation for many years and has the benefit of direct roadside access. The boundaries are formed by ditches interspersed with mature trees.

Lot 2 comprises 24.53ac (9.93ha) of arable land to the north-west of North Road. Like Lot 1, the field has formed part of an arable rotation for many years and has direct roadside access. The boundaries are formed of mature mixed hedgerows with the Trusthorpe Insough Drain forming the north-western boundary. Lot 2 is located within a surface water Nitrate Vulnerable Zone.

The vendors have sold a small parcel of land off that adjoins Lot 2 off-market. The purchaser of this will be responsible for fencing their parcel of land off from Lot 2.

Both lots are classified as Grade 3 Agricultural Land according to the Agricultural Land Classification Maps. The soil is loamy clayey soils, typical of costal flats. The land is not currently drained.

Outgoings
We are not aware of any obligation to pay council tax or business rates. Any planning change of use may incur a rate charge.
