The Goole Estate - Lot 3

Goole Fields One farmland forms Lot 3 of the Goole Estate.

A single block of 265 acres (107 hectares) of predominantly grade 1 arable land in a linear shape as
shown on the plan. This area benefits from an irrigation reservoir and underground irrigation main.

Access to the land is gained via a farm track from the A161 which follows the western boundary down to the reservoir. Towards the centre of the holding is a hard standing area with one general purpose store which forms a useful base for unloading and has potential for further development.

The land is of a high quality and capable of growing a wide variety of crops including, potatoes, sugar beet, onions and the whole spectrum of combinable crops. The reservoir has a capacity of 25,000m3 and a licence to extract 30,000m3 over the winter months. There is an irrigation main running along the length of the eastern boundary serviced by the reservoir.
