Location - Ruskington is a large and popular residential village in Lincolnshire with a population in excess of 5,000. The village lies approximately 4 miles north of the market town of Sleaford with good road connections via the A17 and A15. Description - The property is a broadly level site of arable land with road access from the south. It extends to approximately 3.2 hectares (7.9 acres).

Proposed Development - A resolution to grant outline planning permission has been granted for residential development of the site for up to 73 dwellings. The proposed layout of the site submitted with the outline planning application is shown at the front of these particulars although this is an outline permission and adaptation of the layout and mix of dwellings may be possible under a Reserved Matters application. Nevertheless, the proposed development will include a mix of housing off a newly constructed estate road with public open space, balancing pond and landscaping.

The planning permission and Section 106 provides for 20% of dwellings (15 units) to be Affordable Houses. In addition, there are agreed contributions of £15,000 to improve a nearby railway crossing, health contributions of £425 per household and an obligation to provide fencing and maintenance of public open space. The scheme will be subject to Community Infrastructure Levy (CIL) in accordance with the policies of North Kesteven District Council. At the time of preparing these particulars, the section 106 agreement is in preparation but will be available from the Agents once agreed.
