A spacious coach house conversion, nicely set in a country lane, just outside of this sought-after village.

Description

Little Dalling is a stylishly designed and thought through coach house conversion, set in the original grounds of Dalling House.

The property has been expanded and added to over the years and presents well to the market, benefitting from a southerly orientation over a sizeable mature rear garden.

Features of note include the impressive entrance porch, leading straight into the dining hall. The porch has oak framed windows, a reclaimed front door, tiled flooring and features exposed brickwork. The dining hall has an attractive galleried landing with turn staircase, oak rail and painted balustrade, with the key ground floor reception space leading off.

This includes the sitting room and the open-plan, kitchen/dining/family room, opening out to the conservatory. The sitting room has oak flooring and a fine, brick open fireplace and is discreetly fitted out as a cinema room, with a window seat, concealing two speakers, further wall speakers and with all the equipment tucked away in the dining hall cupboard.

The fitted kitchen/dining/family room has a range of painted contemporary units, with a double sink, wood worktops and a central breakfast bar, with tiled flooring throughout. The Stoves range cooker and LG fridge are included. This large space opens through two double doors to the conservatory and then straight out to the garden. Here, there are a variety of mature trees, two lawns, with hedging and trees to the boundaries, with a long shingled approach drive (initially shared at the entrance), a planted turning circle, extensive terrace and a raised pond.

A well-fitted gym on the ground floor has electric underfloor heating, mirrors to one wall, coloured LED lighting, T.V. point, French doors to the drive and a modern shower room.

Upstairs, the principal bedroom suite has a high-pitched roof, doors and windows to a balcony overlooking the garden, approached through the fitted dressing room and with a spacious bathroom, with a separate shower.

Generally, there is a good ratio of bedrooms to bathrooms. The bathrooms all have windows and are well-appointed, two with a bath and a separate shower, and the other guest en-suite having a large shower. Four of the bedrooms are fitted with wardrobes.

Outside: The garden extends to about an acre and features a variety of mature trees, lawns and with edging and trees to the boundaries. The long shingled approach drive is initially shared at the entrance, culminating with a turning circle, extensive terrace and a raised pond.
