Burgie Wood is an area of previously felled commercial forestry part replanted and part stocked through natural regeneration to provide pleasant mixed age and species woodland. Both lots have some commercial timber, in addition to areas rich in biodiversity and wildlife. The area enjoys wide ranging views over the distant Cromarty Hills across the Moray Firth and provides purchasers with the opportunity to get back to nature and enjoy an area of woodland they can call their own, where they can influence the direction of future management as they please, either to maximise the commercial attributes to benefit from a small commercial timber investment over time, or to manage for nature conservation.

The woodlands comprise a mix of Sitka spruce and other conifers between 5 and 20 years old. The land here has been used as woodland since the early 1800s with the wider Burgie Wood shown on the 1843 Ordnance Survey. The land lies between 90m and 155m above sea level and slopes gently with a northerly aspect.

Lot 1 extends to 14.32 hectares and is split by the central track. To the north of the track the woodland has a mix of tree species, including some older trees along the boundary that add to the character. Areas in between the commercial timber trees have regenerated to a mixture of birch, spruce and pine, and there is scope for respacing to open the canopy, or for the clearance of glades subject to obtaining the necessary permissions. South of the track the woodland is more commercial in nature, with a higher proportion of young timber trees that would benefit from respacing and thinning.

Sporting Rights
Sporting rights are included with vacant possession. Roe deer are present and there is a pond within Lot 2 that could be developed for wildfowl over time.

Access
Burgie Wood is accessed directly off the public road network from a minor road that leads south from the A96. Access to Lots 1 and 2 are from the northeast and southwest of the property respectively. The access points off the public road are shown on the sale plan.

Internally, Lot 1 benefits from an existing track that will remain under the ownership of the seller, with appropriate access rights granted to the purchaser.
