DESCRIPTION

Field House is an impressive period house constructed of
brick beneath a steep pitched slate roof with dormers and high brick chimney stacks. Built by Ministry of Defence in 1939 to accommodate a high ranking officer the house has attractive front and rear facades, and is a fine example of the architecture from that period with beautifully proportioned rooms, high ceilings and lovely sash windows. Indeed, the accommodation is spacious and arranged over three floors, ideally suited to family living all served by oil fired central heating, the boiler for which has been replaced in recent years.

In summary, Field House is a fantastic family home built to a
high standard, occupying a private and yet extremely accessible rural location close to Chester, surrounded by impressive gardens and paddocks.

The principal receptions rooms, which are all accessed off the
main hall, are bright, airy rooms overlooking the main gardens, the drawing room a particularly elegant room having deep bay window and open fireplace with decorative carved stone mantel which is believed to have originated from nearby Eaton Hall.

The kitchen has space for a table and chairs and also provides a range of wall and floor units with cupboards and drawers beneath work surfaces, a NEFF dishwasher, stainless steel sink and a 4 oven electric Aga. Beyond the kitchen is a series of rooms including a useful pantry, utility, wine cellar and side hall with additional W.C and access to the integral garage. The conservatory is accessed from outside and faces south across the gardens.

At first and second floor levels, the accommodation is as
comprehensive with 6 double bedrooms and a 7th bedroom/
office complemented by 4 bathrooms, the master bedroom
having an en-suite. All bedrooms enjoy fitted wardrobes and
plenty of space for free standing furniture. The bathrooms, like the kitchen fitments, are dated but functional.

LOCATION

Field House occupies an extremely private and secluded position accessed off a country lane and overlooking countryside. It is situated within a couple of miles of Saughall Village and 5 miles of Willaston both of which provide local services for everyday needs including convenience stores, doctors and dentists surgeries and choice of pubs, together with Pesto which is within walking distance.

Chester is under 6 miles away with its comprehensive range
of shopping schooling and leisure facilities, complemented by
several out of town retail parks and numerous supermarkets.
Schooling is well catered for locally with state primary schools
in Saughall, Willaston and Burton together with independent
schooling at Birkenhead in Wirral, The Firs and The Kings and
Queens Schools in Chester, and Abbeygate College at Saighton.

On the recreational front there is a variety of sporting activities in the area including rugby at Chester and Wirral, The Neston Club offers cricket, hockey, tennis and squash, and there is golf at Chester, Heswall and Royal Liverpool at Hoylake. For the equestrian enthusiast there is racing at the Roodee and Bangor on Dee, and for anyone wishing to keep a horse at home there is hacking out directly from the property.

COMMUNICATIONS

Whilst the property occupies a rural location it benefits from
excellent road communications being 3 miles from the M56
motorway which provides fast access to Manchester, while the
M53 is approximately 4 miles away serving Liverpool. Access
to Chester is via the A540, and for travel into North Wales
Woodbank Lane connects directly with the A494 in turn
joining the A55 Expressway just beyond Queensferry. For travel to London there is a sub 2 hour rail service from Chester to London Euston, and for international travel both Liverpool and Manchester are served with airports.

OUTSIDE

Field House is approached via a tarmacadamed drive which
is initially shared with the neighbouring property, Stack Polly.
Thereafter a five bar gate provides access to the remainder of the drive which runs up to the house and to a parking area and the garage. The main gardens are to the south of the house and have beautifully landscaped and maintained over the years. The main lawn runs from the house, against which is a stone flagged patio, down to the southerly boundary and has around the lawn a series of borders with a variety of flowering trees and shrubs. To the side is a former vegetable garden with greenhouse, beyond which is a dilapidated outdoor swimming pool requiring renovation.

The gardens sweep around to the west and to a side paddock,
beyond which there is a gate back to the drive and into the
stable yard. An enclosed area comprising a range of useful
outbuildings, predominantly of timber construction supporting two stables with feed store/tack room, and separate range of 3 loose boxes. Behind are two small kennel buildings.

The remainder of the land is down to grass and separated into two paddocks, surrounded by fencing and some mature
hedgerows. The land is suitable for grazing horses or livestock
and has gated access to the drive.
