An irregular shaped parcel of land totalling approximately 47.14 hectares (116.49 acres) comprising predominantly arable land split into two large south facing parcels, currently drilled to combinable crops. The fields have multiple gated road access points. The fields are currently serviced by the buildings in Lot 5. The parcels are crossed by a number of electricity pylons and telegraph poles. A copse of mixed woodland sits within the southern arable parcel.

The land has been cultivated and drilled to combinable crops, which are included within the sale. There are no agronomy records relating to the crops and therefore the health and resulting yield of the crops in the ground is at the purchaser's risk. The remainder of the arable land is currently stubble and would be suited to Spring cropping.

The site may be subject to a number of easements, wayleaves and rights of way and prospective purchasers are advised to refer to the legal pack.

A full marketing brochure containing further information is available within the legal pack.
