Superbly designed detached house, showcasing contemporary architecture at its very best. Set in over 15 acres of glorious grounds with stables, garaging and a 3,000 bin wine cellar

Description

Built by Award winning developers Poppy Developments, Broad Park is a superb home, discreetly set amongst 15 acres of glorious rolling South Hams countryside. The architectural design has been described as a 'master piece' and the build was completed by local craftsmen who executed the project with outstanding attention to detail. On entering Broad Park, you are immediately aware of the scale of the design with the sight of a cathedral like glazed atrium. High above the entrance hall is an impressive glass bridge that stretches across the upper floor and is reached via the elegant floating staircase. There is no shortage of natural light. The open plan living area is encased with wall to wall glazing and a number of sliding doors, all leading to the wrap around terracing and offering sublime and far reaching views across the surrounding countryside. The living room is home to a beautiful Italian peninsula tri sided glass fire which screens the living room from the entrance hall. The Italian Designer Kitchen is fitted with a concealed drinks bar and coffee making area, Bora induction hob with integrated extraction, two Miele pyrotechnic ovens including a steam oven and a warming drawer and further integrated Miele and Liebherr appliances. To the rear of the kitchen is a large butler's pantry with double access and again is fitted to a very high standard with an integrated dishwasher. The laundry room is fitted with integrated white goods. The current configuration of the ground floor offers a gorgeous sitting room in addition to the main reception room. The sitting room which measures over 30' in length, was originally two en suite bedrooms, hence the explanation of bathrooms as illustrated on the floor plan, which discreetly remain in situ. The study is pre-wired for a cinema / media room. The first floor is beautifully designed as two halves connected via a glass bridge. The main bedroom is something of a show stopper with its own entrance vestibule, sitting area, dressing room and en suite bathroom. The wall to wall glazing with sliding doors opens out onto a full width balcony and offers far reaching spectacular views. There are three further bedrooms, on this floor, including the guest bedroom with en suite bathroom and private balcony. They say 'leave the best until last' and you would not think the house could be any more impressive than it already is, however the owners have converted half of the outbuilding to a superb double height dining hall with glazed doors opening onto the adjoining terrace and offering again, wonderful views. The dining hall is complemented with its own fully equipped and beautifully appointed kitchen and is flanked by glass fronted temperature controlled wine cellars housing 3,000 bottles (bottles of wine not included!). There is a mezzanine floor currently used as a gym but could provide a lovely home office.
Outside the gardens are laid to lawn and offer a blank canvas for anyone wanting to create something rather special. The 15.27 acres include paddocks, gardens, a sweeping drive and ample parking. Outbuildings include a four car garage and a stable yard with two stables, a tack room and kitchen.

The outstanding specification for the house includes:
Alarm system with CCTV managed via the app
Cat 6 cabling throughout
Superfast broadband & 5G WiFi
Remote controlled digital showers
Automated roof windows
Electric main gates controlled via the app
Heating and lighting controlled via the app
