SETTING THE SCENE

Longfield sits with just a handful of other larger detached residential properties off a tree-lined lane between Frogpool and Silver Hill. The hamlet is on the outskirts of Perranwell Station, which is an extremely popular village between Truro and Falmouth.

With a branch line train station, this village of Perranwell Station thrives and has a popular pub - The Royal Oak, excellent primary school, cricket and football club and even a classic car garage! The Post Office and Stores stocks everyday essentials. With a friendly and busy community, the local amenities are valued and well supported by the locals. The branch line rail links Truro and Falmouth which are at six and seven miles distance respectively.

Many beautiful walks and trails are literally on your doorstep, the area is also very well placed for the creeks of the Fal Estuary and Mylor Yacht Harbour with its yacht marina and deep-water moorings just a short drive away. The rugged north coast and many surfing beaches are easily accessed and both Falmouth and Truro provide an wide range of facilities including private and public schools and colleges, hospitals, theatre and mainline railway connection to London Paddington including overnight 'sleeper' service.

HISTORY

Longfield was built in 1994 to a Scandinavian-style design by successful local architect Micheal Lasbury. It was an early example of its kind and was featured in an architectural magazine at the time. The house features a heat recovery system where warm air is extracted from the bathrooms and ducted up to a heat exchanger in the loft before being redistributed (together with fresh air) to the living areas. This works in addition to the LPG central heating system. The construction of the house makes it an easily adaptable house where internal alterations would be straight-forward

The property has been in the present ownership for 19 years.

THE TOUR

This part two-storey, part single-storey timber-framed house has attractive slate-hung elevations and sits facing south over its grounds at the top of a long drive, which provides much privacy.

An ideal family house, it offers much space inside and out with a large open-plan kitchen-dining room which has an open, vaulted ceiling and links to the sitting room and sun terrace via the wrap-around garden room. The kitchen has a gas range cooker with double oven, integrated dishwasher and fridge-freezer. The large dining space has a woodburner while off this room there is a useful enclosed utility room with door to rear garden. The utility room includes a built-in pantry. The sitting room has wood flooring and a gas fire in a timber surround and across the hall is a generous study overlooking the rear garden.

There are three double bedrooms on the ground floor with one of these being en suite, plus a family shower room. On the first floor there are two further double bedrooms, both with built in hand wash basins.

GARAGE/OUTBUILDINGS

There is an integral double garage, with internal access from the hall. In addition, opposite the lower parking area and just inside the gates, there is a detached garden store/workshop, which could lend itself to a variety of uses.

THE GREAT OUTDOORS

Longfield sits centrally in an exceptionally generous and private plot extending to just over an acre. There are large areas of sweeping lawns interspersed by mature trees and shrubs and the gardens are bounded by farmland on two sides. Across the front of the house and wrapping around the side is a large, private sun terrace. The house and gardens enjoy a sunny, southerly aspect.

Within the gardens is a large summerhouse which contains a shower room and small kitchen. This is currently used as a garden retreat, but could have many uses eg office, play area, sleep-over rooms, music room.

SERVICES

Mains electricity and water. Private drainage. LPG radiator heating system.
