Fabulous family home in secluded, yet accessible location with outstanding views across the Teign Valley and about 5 acres of land.

Location

Haresdown occupies an incredible position with far reaching views across the valley, yet in a tucked away position in a no-through road close to the centre of Longdown. The village of Longdown lies in a beautiful, rural setting just 3 miles from the centre of Exeter and within 3.5 miles of Dartmoor National Park (England's biggest National Park) where some of Devon's most dramatic and beautiful landscape lies, this includes wonderful riding and walking within an area that extends to a breath-taking 365 square miles of open space. .

This village of Longdown itself offers an active community with well-regarded public house, village hall and good transport links into the city of Exeter. The thriving city of Exeter boasts The Princesshay Shopping Centre, Guildhall Food Halls, a John Lewis Department store as well as an extensive selection of independent shops and eateries, theatres, activities, an award-winning museum and a world class University. Exeter also offers excellent transport links with the city's mainline train stations located just a few miles from the property providing easy access to nearby towns as well as Bristol, Plymouth and London. The A30 and M5 provide convenient road links across the country and to Exeter International Airport, offering both local and international flights.

The area is well served by good private and state schools such as Ide Primary School, Exwick Heights Primary School and for secondary, Exeter College, all of which are rated outstanding by Ofsted. There are also several renowned independents, including St Wilfrid's School and Exeter Cathedral School.

Description

Occupying an incredible position with outstanding far-reaching rural views over the Teign Valley and as far as Dartmoor, Haresdown has been in the same family for over 60 years and offers a superb opportunity for the next owners to make their own mark on this wonderful home as it offers tremendous scope for modernisation and improvement.

Approached by a no-through lane, just outside the village of Longdown, this home is in walking distance of the local amenities and well-regarded public house. Steps lead to the wonderful south-facing veranda and a wide variety of well-stocked beds and borders. The front door leads to an inner porch and hallway which in turn gives way to a wonderful, light dining room enjoying fine views and providing access to the conservatory and gardens. The kitchen would benefit from modernisation, but offers a good selection of base and wall units, large window overlooking the gardens, a useful pantry and generous utility room.

The wonderfully proportioned sitting room benefits from French doors to the veranda as well as large light windows, making a fantastic double aspect entertaining space with open fire. In addition there is a downstairs WC and cosy snug/play room.

Upstairs there are 7 bedrooms, two of which would benefit from being integrated into the existing larger bedrooms as en suites or dressing areas, subject to any necessary consents. There are three lovely, south facing bedrooms along the front of the property, one with French doors leading onto a fabulous balcony where there are magnificent countryside views. There are five well-proportioned double bedrooms and two smaller offices/nursery/single bedrooms, all providing lovely views over the gardens or valley. Further accommodation on the first floor includes two bathrooms.

Gardens and Grounds
The stunning gardens with Haresdown really are a delight and a real feature to the property, they surround the house on all sides offering a wide selection of shrubs and trees and beautiful established beds and borders. There is a generous lawned area to the rear of the property with a vegetable plot and fruit trees and a large shed/workshop to the side of the property. To the rear is a doorway to a passage where there is a rear courtyard, large covered log store and a number of useful stone built sheds/stores offering much scope for improvement by the new prospective purchaser.

In all, there is about 5 acres of grounds with one field positioned directly in front of Haresdown and the remaining land to the rear, beyond the garden where there is easy access via a 5 bar gate and both fields benefit from a mains water supply.

There are three parking spaces directly outside the front of the property with a further double garage benefiting from power and an electric garage door at the beginning of the drive.
