Surrounded by unspoilt farmland with views to Trundle Hill and the Goodwood Estate, houses in West Lavant are rarely available and always highly sought after. Greenfields was originally built in the 1950's and has since been extended, particularly by the present owners, to create an adaptable and spacious home of some 4,000 sq ft in this lovely rural location close to Goodwood and Chichester.

An enclosed entrance porch opens onto a generous reception hall which leads to three good reception rooms. Immediately to the west lies the dining room with polished wood block floor and open fireplace. Double casement doors lead from this room to the adjacent drawing room of over 25 ft in length. This impressive triple aspect room also has a wood block floor and handsome fireplace with wood burning stove and 12 ft wide window bay. Sealed unit double glazed doors from this room open south onto a sheltered terrace and gardens. The study is ideal for those looking to work from home and has full-height fitted bookcases with matching cupboards. The beautifully appointed kitchen/breakfast room is fitted with an excellent Mark Wilkinson kitchen including a comprehensive range of matching units with granite worksurfaces and returns. Larder cupboards have spice racks, wine storage and slate cold shelves. A contrasting island unit has further storage, a separate vegetable sink with three-way mixer tap and granite worksurface. The Rangemaster stainless steel cooker has a five plate induction hob, double fan assisted ovens and grill. The partially vaulted ceiling with skylights floods the breakfast area with natural light and sealed unit double glazed doors open directly onto a further terrace and garden.

To the eastern side of the house a secondary entrance hall with its own doorway provides access to a suite of rooms which could either be used as an integral part of the accommodation of the overall house or have the potential to create a self-contained annexe if required. Alternatively this part of the house could be used to run a business from home having a separate access away from the main family areas.

The bedroom accommodation is equally generous including both principal and guest suites with either their own shower room or bathroom. The guest suite could be used as a first floor sitting room as a large picture window looks out over neighbouring farmland to Trundle Hill and the Goodwood Estate. This view was imortalised by the poet and artist William Blake, who during his stay in Chichester wrote the verses which are now so familiar to us as the words to the famous hymn 'Jerusalem'.

Outside
Greenfields lies at the end of a private no-through lane, completely surrounded by its own well-established gardens of about 1/3 of an acre, bordering open farmland to the east. A gravelled approach provides plenty of parking to the front of the house. To the south, double doors from the drawing room open onto a terrace looking out over lawn and pretty borders planted with roses, shrubs and perennials including magnolia stellata, tree peony and geraniums. Double doors from the kitchen/breakfast room open west onto a further terrace looking over lawned gardens with mature hedged boundaries. A number of productive fruit trees include apple and plum, and two impressive lime trees create attractive focal points to the eastern boundary. To the north a trellis arch leads through to a vegetable garden. An attractive shiplap boarded garden store has a pantiled roof and provides useful storage. There is another situated nearby. A third garden shed and a wood store lie on the western boundary.

West Lavant is a small hamlet of half a dozen flint properties, a farm and a riding stables with livery. Goodwood lies approximately 3 miles away and provides a private country club and internationally known racecourse, together with a private air field and motor circuit, now home to the Revival meeting and the annual Festival of Speed.

To the south, the waters of Chichester Harbour and the Solent provide some of the best sailing facilities within convenient travelling distance of London. Sailing clubs are located at Bosham, Itchenor and Chichester Marina at Birdham. The coastline also has many attractions including the National Trust Reserve at East Head with its famous Blue Flag sandy beaches. The rich countryside of the South Downs National Park is home to many picturesque villages and hamlets, many with pretty country pubs. The numerous footpaths and bridlepaths provide a wide choice of opportunities for walking, riding and mountain biking.

The city of Chichester, dominated by the 12th century cathedral, offers a wide choice of recreational and social activities including tennis club, Westgate Sports Centre and a good selection of wine bars, restaurants and bistros. Chichester has a mainline station which provides a regular service to London Victoria in about 1 hour 40 minutes.
