Surrounded by unspoilt farmland with views to Trundle Hill and the Goodwood Estate, houses in West Lavant are rarely available and always highly sought after. A gravelled approach provides plenty of parking to the front of the house. To the south, double doors from the drawing room open onto a terrace looking out over lawn and pretty borders planted with roses, shrubs and perennials including magnolia stellata, tree peony and geraniums. Double doors from the kitchen/breakfast room open west onto a further terrace looking over lawned gardens with mature hedged boundaries. A number of productive fruit trees include apple and plum, and two impressive lime trees create attractive focal points to the eastern boundary. West Lavant is a small hamlet of half a dozen flint properties, a farm and a riding stables with livery. Goodwood lies approximately 3 miles away and provides a private country club and internationally known racecourse, together with a private air field and motor circuit, now home to the Revival meeting and the annual Festival of Speed.

To the south, the waters of Chichester Harbour and the Solent provide some of the best sailing facilities within convenient travelling distance of London. Sailing clubs are located at Bosham, Itchenor and Chichester Marina at Birdham. The coastline also has many attractions including the National Trust Reserve at East Head with its famous Blue Flag sandy beaches. The rich countryside of the South Downs National Park is home to many picturesque villages and hamlets, many with pretty country pubs. The numerous footpaths and bridlepaths provide a wide choice of opportunities for walking, riding and mountain biking.

The city of Chichester, dominated by the 12th century cathedral, offers a wide choice of recreational and social activities including tennis club, Westgate Sports Centre and a good selection of wine bars, restaurants and bistros. Chichester has a mainline station which provides a regular service to London Victoria in about 1 hour 40 minutes.
