Description
The land extends to approximately 30.97Ac (12.53Ha) and comprises a productive ring-fenced block of grassland with road frontage.

The land adjoining the highway is flat meadowland which slopes down to the valley bottom where a natural water supply feeds the land. From here the land rises to the north with well fenced meadows to the east and a substantial block of rolling pastureland to the west adjoining the woodland on its boarder. The northern most fields are capable of mowing and are well walled and fenced and provide good stock grazing over summer.

There is scope for a range of alternative uses including conservation, amenity and environmental enhancement (subject to obtaining the necessary consents).

Location
The land lies within the parish of Dallowgill, opposite Knott Farm and to the north-east of the Education Centre. The land lies between 180 and 230m above sea level.

Situation
Nestled in the picturesque hamlet of Dallowgill, this block of grassland rises up from the road to meet the moor on its northern tip and is surrounded by an unspoilt landscape renowned for its natural beauty. The lower parts of the land occupy a sheltered setting with good access directly off the public highway before rising up to more exposed pastures and meadowland adjoining Dallowgill Moor.
