*

Court Gardens is simply a classic village house. It's a splendid property enjoying a very favoured setting in the heart of the village in a small cul de sac off a quiet lane. It's a handsome Georgian House (not listed) which has been extensively improved and extended in recent years.

**

The house has immaculate accommodation which includes 3 reception rooms, a large kitchen & breakfast room, utility room, 4 bedrooms and 3 bathrooms. It's also flexible including a ground floor bedroom and bathroom.

***

Outside are beautiful mature landscaped gardens of over half an acre.

Location

Butleigh is without question one of the most popular villages in the area and with good reason. It has a village shop/post office, primary school, an excellent pub/restaurant and a vibrant community. Court Gardens, originally part of Butleigh Court, is well positioned in a small cul de sac off a very quiet village road.

Description

Court Gardens has frontage onto the village lane and a driveway into the cul de sac gives access with double gates to a gravelled drive leading in past the front of the house to a parking area. The house is mainly built of local lias stone under a red tiled roof with the original part having stone mullioned windows. The extensions have been sympathetically designed and built and enhance the property. It now has generous accommodation of a high standard with double glazing and gas central heating and excellent well appointed bathrooms and kitchen.

Accommodation

The front door is sheltered by a gabled porch and leads into the hall. To the left is a large 22ft. sitting room with the focal point being a gas fired “log burner”.
The dining room is the other original reception room and has a multi fuel stove set in a stone fireplace. There's also an open archway into a large garden room /study with double French doors into the garden.

The kitchen is a fantastic room having a high vaulted ceiling with exposed beams, a tiled floor and bi-folding doors into the garden. It's also extremely well fitted with units (including an island), a breakfast bar, granite worksurfaces, and appliances including a Rangemaster cooker, extractor and dishwasher. There's also plenty of space for a table and chairs. Off an inner hall is the utility room with a Belfast sink, cupboards, plus space and plumbing for a washing machine and a dryer.

****

Again off the inner hall are a wet room and a double bedroom with double French doors to the garden.

On the first floor is the master suite which includes a large bedroom with fitted wardrobes and a luxurious bathroom with both a shower and bath.
Also on the first floor are the third and fourth bedrooms and a third bathroom.

Outside

The mature and well landscaped gardens are an absolute delight. At the front of the house are a lawn, mature trees and shrubs, a small pond, herbaceous borders and pathways. There's a very pleasant mainly lawned rear garden with a paved terrace outside the kitchen bi-folding doors – ideal for relaxation and outdoor dining.

Additional land

Please note the strip of land on the northeastern side of the drive into the cul de sac is also part of the property. This land being a further garden area.
