The Property
Rookery Farm is approached by way of a long driveway passing through an avenue of lime trees, leading to a parking area to the north of the house and a courtyard with various outbuildings to the south and east.

The house itself has a handsome three bay facade with central entrance porch and pilasters, a date stone carries the initials IB and the date 1703. The stone flagged entrance hall leads to four reception rooms. A dual aspect sitting room with a fine beamed ceiling and stone fireplace has large sash windows looking out towards open farmland. The dining room has similar rural views and a casement door opening west onto the garden. Two further reception rooms provide a cosy study and dual aspect snug. The focal point of everyday family living is the vaulted kitchen/breakfast room with exposed beams and central brick fireplace having beehive brick chimney breast now housing the two oven gas fired Aga. Exposed brick and stone work make this a characterful room with casement doors opening west onto a sheltered sun terrace.

On the first floor there are three bedrooms with two bathrooms including a principal suite. This and the second bedroom both have far reaching views over farmland to the South Downs in the distance. On the second floor two further bedrooms are arranged around a central studio/playroom with bathroom making this an ideal suite of rooms for teenagers, guests or extended family members. The studio and fourth bedroom also have far reaching views to the South Downs.

Outside
To the south of the main house lies a partially walled courtyard providing generous parking and leading to an impressive vine clad brick and flint barn. This provides a studio of over 46 feet in length with adjacent cloakroom, lighting and power. An ideal space for those wishing to work from home. To the east of the driveway lies a traditional timber clad Sussex granary on steddle stones and behind this lies a second barn with two bay car port and 20 foot square room with power and lighting.

The gardens lie principally to the south and west of the house and were designed by Ivan Hicks. Double casement doors from the kitchen/family room open onto a stone flagged terrace with low ornamental walls. The generous garden beyond is planted with a number of well established trees including silver birch, lime and cherry. Manageable borders are planted with lavender, easily maintained shrubs and climbers such as wisteria, jasmine and honeysuckle. A low hedge with central archway flanked by white mulberry trees opens onto a further area of garden orchard/paddock which borders open farmland. This provides a further sheltered sitting area planted with oaks and fruit trees including apple, plum and pear. To the west and north lies a substantial area of farmland approaching four and a half acres currently leased on an annually renewable licence by Barfoots. In all some 6 acres.

Location
Nyetimber village lies on the edge of open farmland to the south of Chichester and just to the north of Pagham village with its famous nature reserve and beaches. A number of local shops are available in the surrounding area, both in Nyetimber (two convenience stores, three pubs, a tea room and hotel/restaurant all within easy walking distance) and Pagham, together with a separate range of shops, doctor’s surgery and two dentists located at the Kings Beach shopping parade.

More comprehensive facilities are available in both Bognor Regis and the cathedral city of Chichester. There is a 60 bus stop connecting to Bognor and Chichester schools etc, on the doorstep. Mainline stations can be found in both locations with regular services to London Victoria and other south coast resorts.

Bathing and windsurfing can be enjoyed from many of the beaches along the south coast and there are a wide range of other recreational activities in the area including sailing on Chichester Harbour, horse racing at Goodwood and Fontwell Park, a number of golf courses and walking and riding in the South Downs National Park.
