The property comprises a parcel of pasture with areas of floodplain meadow, which were historically used for summer sheep grazing. The current owners have confirmed that as far as they are aware the land has been managed without the use of chemicals or artificial fertilizers during their family's

ownership, which has been for more than forty years. The Shortbridge Stream (a tributary of the River Ouse) runs the western boundary of the northern field, before crossing the property and then running down the eastern boundary.
