Despite the fact I have lived in Hartford for the last twenty years, I did not know this house existed until I went to see it a couple of weeks ago! It is a really exceptional location, being tucked away in a 0.19 acre plot within a tranquil cul de sac, yet literally a two minute walk from the amenities that the village has to offer.
For those who want to enjoy the many amenities the village has to offer but do not want to be on a large estate of similar houses, this is the ideal location. And the house itself is a real treat, with a high quality and fun contemporary twist.
The first thing to note is that the house is really large, with the overall square footage, as per the floorplan, extending to 2860 in total. This spacious footprint delivers a particularly large hall and landing, in addition to reception and bedrooms sizes bigger than anything presently for sale at a comparable price.
The layout is tremendously adaptable and my personal highlights include the large open plan kitchen dining family room, the amazingly proportioned living room and the sheer amount of space in the principal bedroom. The present owner has also invested heavily in the home through the years, with the installation of two wood burning stoves, a new boiler, en-suite, new internal and patio doors plus extensive redecoration.

Proceed up the A49 North, passing through Cotebook and landmarks including the Fox and Barrell on the right hand side and the Tarporley Garden Centre on the left hand side. Carry straight on at the A54 traffic light crossroads and upon reaching the next set traffic lights with the Shell garage in front take a right turn in the direction of Northwich/Manchester. Proceed along into the village of Sandiway passing the Blue Cap on the left and the sandstone tower on the right.
Continue along the A556 for a short while until reaching a traffic light junction (before reaching the blue bridge over the River Waeaver) where you will turn left into Hartford onto School Lane. Follow School Lane passing the Hartford Hall Hotel on your right and taking the right turn for Woodlands Way, just before reaching the one way split in the road around St. Johns Church. Follow Woodlands Way as it begins to bend to the left, take a right turn into a small cul de sac and you will find the subject property on your right hand side.
Directions from Northwich
From Northwich, proceed out along London Road, heading towards Leftwich / Kingsmead. Proceed through Kingsmead, passing two roundabouts straight over. Upon reaching traffic lights take a right turn. At the Davenham roundabout take the third exit. Continue until reaching a set of traffic lights shortly after the blue bridge. Take the right filter lane into School Lane, Hartford.
