The Property is situated to the northwest of Cheshunt. Cheshunt is a town within the local authority of Broxbourne and is located approximately 20.9 km (13 miles) north of London, 36.4 km (22.6 miles) west of Chelmsford and 16.6 km (12.2 miles) east of St Albans. Cheshunt is well served in respect of access and amenities.

Several public houses, a supermarket, coffee shops, restaurants, golf
course and a pharmacy are all within close proximity to the Property. The Property is situated to the west of the A10, to the north of Cheshunt Park and to the east of Park Lane Paradise.

Fairfield Primary School, St Pauls Catholic Primary School, Flamstead End School and Millbrook School are located in Cheshunt and serve the education needs of the town.
