Grade II listed former tidal mill with private harbour, pontoon and moorings set in about 7.71 acres of secluded, gardens and woodland providing an exquisite waterside setting.

Description

Dating from Norman times this former tidal mill was remodelled in 1613 - seven years before the Mayflower set sail from Plymouth - with later additions in the 1800s. The Old Mill is being offered for sale on the open market for only the second time since 1886 making its purchase a truly once in a lifetime opportunity.

This Grade II listed house occupies an exceptional setting in nearly 8 acres on the banks of Forder Lake and the Lynher River. The house, which originally formed two properties the tidal mill itself and mill house occupied by the mill owner has now been combined into one home which has been beautifully refurbished and is immaculately presented throughout.

The accommodation principally comprises five reception rooms, six bedrooms all with water views and five bathrooms. The bespoke kitchen / breakfast room is well appointed and fitted with a range of units and granite island as the centrepiece. The reception rooms all offer fantastic double or triple-aspect views with the lounge and sitting rooms housing wood burning stoves whilst the morning room has an open fire. Heating is provided throughout via thermostatically controlled modern electric radiators. The Old Mill is a wonderful house in which to entertain, even offering a dedicated bar with a stable door which opens onto the quayside with seating areas overlooking the harbour.

Outside, the newly built double garage will support electric car charging and there is a stairway to the first-floor studio with its own cloakroom and shower. It sports a vaulted ceiling and sliding doors opening to a Juliette balcony offering panoramic views across the harbour and country park beyond.

The grounds are unique and stunning, with the main feature undoubtedly being the impressive, listed Forder Viaduct which sits on the property. Originally there were 42 wooden trestle bridges carrying the Brunel railway to Penzance and the present brick viaduct stands just upstream of the original route.

Central to the property is its private mill pond surrounded by listed mill pond walls which attract a huge variety of estuarial birdlife. The mill pond provides an exclusive private harbour complete with gangway, modern pontoons and moorings which can support a number of boats and other craft together with electricity and water supply. A slipway provides additional launching opportunities.

There are beautifully kept gardens around the pond which provide an endless range of options to take in the ever-changing estuarial views as the seasons progress. There are a number of al fresco dining terraces.

A private woodland is situated at the end of the property and walks around the property can be broken up in either of the two gazebos and various seating areas. This is also a doggie paradise should one be in residence!

The basement of the Old Mill is occupied by a 50’ storeroom/workshop with doors leading to the quayside terraces.
