Newbigging Estate provides an outstanding opportunity to purchase and develop an attractive
mixed lowland estate in rural Perthshire. The property is well-presented and includes two blocks of productive arable land, a traditional farmhouse and steading development with planning consent for five dwellings, a three-bedroom cottage, woodland and a private loch.

Situated on the eastern edge of the estate overlooking open farmland, at the end of its own access road, is Newbigging Farmhouse and Steading Development. A small burn at the north of the property enhances its position, with the sound of running water creating a feeling of peace and tranquillity.

The farmhouse is a redundant one-and-a-half-storey farmhouse, of traditional stone and slate
construction. The planning permission includes the demolition of the existing farmhouse and the replacement of a house of similar style.

Viewlands Cottage & Paddock:

Viewlands Cottage is located close to the public
road and lies east of the main Newbigging Farm
access track.

Set amid the gently undulating landscape of lowland Perthshire, Newbigging Estate benefits from an elevated situation with attractive views over surrounding woodland and farmland and has good access from the public road network.

Located northeast of the village of Stanley, the estate comprises two blocks of arable land, a private loch, and residential development opportunities. The assets are divided by mature
woodland but in close proximity to one another.

The village of Stanley, 2 miles distant, has a village shop, post office and butcher. A wider range of services and facilities are provided in the city of Perth, which is a journey less than 20 minutes by car from Newbigging Estate (9 miles).

Known as the Gateway to the Highlands, Perth is an elegant town on the banks of the River Tay notable for its Georgian architecture. It is an important administrative and commercial centre providing retail, professional services and healthcare, including a general hospital.

Lying 24 miles southwest of Newbigging Estate is the internationally renowned resort of Gleneagles. The five-star hotel is widely considered to be Scotland’s foremost luxury hotel and spa and attracts guests from around the globe with its combination of facilities, leisure, food and drink, including the Andrew Fairlie two-Michelin star restaurant.

It is, however, most famous for its three golf courses – the King’s course, the Queen’s course and the PGA Centenary course (host of the 2014 Ryder Cup). In addition, it also benefits from its own clay pigeon shooting and tuition at the Gleneagles Shooting School; extensive equestrian facilities including two indoor heated arenas; trout fishing on several lochs; falconry; off-road driving and gun dog training.

The land at Newbigging Estate extends to about
226 acres (92 ha) in total.

The land is generally flat lying or gently undulating, with a southerly aspect. The land lies between 60 metres and 80 metres above sea level and is classified by the James Hutton Institute as mainly class 2 and 3.1. On the whole, it is good quality productive arable land, capable of producing consistently high yields of a wide range of crops.

The majority of fields are of a size and shape which is suited to modern farming techniques.

Amenity and Sporting
The land at Newbigging has previously formed
part of a let shoot and the rolling arable topography here lends itself particularly to driven
partridge but also pheasant and wild duck.

Roe deer stalking is let informally with a combined annual cull of 20-25 head.

Kingsmyre Loch located to the north of the property provides the estate with significant
amenity. Surrounded and sheltered by 60-year-old
coniferous woodland, it is a hidden and remote wilderness.

The loch is one of its kind in Perthshire, fed by
underground springs and is a Site of Special Scientific Interest (SSSI). The nutrient rich body
of water is bound by dense vegetation and a wide array of plants, some of which are rarely seen in Perthshire. It is also home to, and visited by, an abundance of wildlife including coot and mute swan, otters and dragonflies.

Stocked with rainbow trout it provides fishing, but
also presents good opportunities for duck flighting,
curling in the winter, foraging for fungi and walking.

Farming System
All the farmland at Newbigging Estate is let under a 10-year Limited Duration Tenancy (LDT), which expires on 31 December 2022; except for approximately 13 acres contained within Lots 1 and 2 which are let under a cropping licence expiring 12 September 2021.

The tenant is the same party in each case, and has expressed that they would be willing to enter into negotiations if vacant possession was required sooner.

The crop rotation includes spring barley, potatoes, winter wheat, vining peas and fallow.

On average, winter wheat yields of between
3.6t/ac and 4.1t/ac, and spring barley yields of
2.6t/ac and 3t/ac are achieved.

A particular feature of Newbigging Estate is Kingsmyre Loch.

The loch is home to a wide array of insect, bird
and animal life and is of particular importance,
classed as a Site of Special Scientific Interest
(SSSI) due to its open water transition fen – the change in vegetation from open water to dry land.

The loch is stocked with trout and leased to a syndicate for a nominal rent. Two months’ notice
is required to terminate this lease. There is a small store on the banks for storing equipment.

In addition to fishing, it offers rough sporting
potential in the form of duck flighting.

The setting of Kingsmyre is secluded and tranquil. There is potential to build a small cabin/boathouse or develop a small tourism destination, subject to the necessary consents.

The loch is registered with SEPA as a reservoir. A small charge is paid to SEPA each year for them to carry out a risk assessment in accordance with the provisions of the Reservoirs (Scotland) Act 2011.
