Wonderfully unique property steeped in history with breath-taking views over surrounding countryside, two further dwellings and grounds extending to about 66 acres.

Description

The setting of this property is truly magnificent. The grounds surround the property on all sides giving total privacy and seclusion. The land to the property extends to some 66 acres split over a number fields, woodland, lawns and gardens as well as a number of useful outbuildings and stores. Beside the entrance drive, the current owners have greatly improved an area of farm building to allow for stabling and car ports/open fronted barns. The south facing terrace is perfect for entertaining with large doors opening into the garden room and steps leading down to an area of lawn enclosed within iron railings.

To the side of the property is a purpose-built kennel with 3 separate kennels and attached office offering further potential subject to the necessary consents. To the rear of the property, the current owners have constructed a garage and accommodation block offering a well-appointed, self-contained one bedroom annex, currently used for a family member and a self-contained 2-bedroomed annex above, which extends above the garaging, currently let. Two double garages are contained within this block. To the west of the property, the farm cottage has been renovated offering further accommodation over two floors with kitchen, sitting room, conservatory and 3 good sized bedrooms, one of which is en-suite, plus a bathroom, separate cottage garden and parking.

The land is bound on two sides by streams and rivers offering a wonderful environment for enjoying the local wildlife or shooting. The property is currently used as a successful shooting estate. To the rear of the main house, the site of the original iron age fort is encircled by a dry moat which encircles a large central field and makes a lovely walk from the house. The current owners have greatly improved the access to all areas of the land, installing hard standings and established stone tracks for ease of access to the boundaries and sloping woodland. The land has been predominantly used for commercial shooting purposes with a number of release pens and enclosures within the grounds and cultivated cover crops.

The woodland and grounds with the property offer fantastic opportunities for the wildlife or fishing enthusiast with two rivers bordering the property and a lovely area called "Watersmeet" where a bench and clearing offers a lovely opportunity to watch kingfishers, trout and otters. There is a non-commercial quarry contained within the woods and 3 beautiful lakes within the grounds. The central lake commands a rather stunning position with central island, an abundance of wildlife, and a fantastic lodge with decking extending over the carp filled water, offering a lovely place to retreat.

Location

Hembury Castle is situated to the west of the North Devon village of Frithelstock. The town of Great Torrington lies about 5 miles to the east and has both primary and secondary schools, a good range of shops including the famous Dartington Crystal factory and shop, the very popular Plough Theatre/cinema, banks and doctors and just outside Torrington are the RHS Rosemoor Gardens. The regional centre of Barnstaple, a thriving town, is about 18 miles to the north east of Hembury Castle and together with Bideford about 8 miles to the north, provides a wide range of amenities. The market town of Holsworthy about 12 miles to the south east also provides schools and shops.

North Devon is renowned for its unspoilt countryside and rugged coastline. The noted fishing rivers of the Taw and Torridge run to the Atlantic and their combined estuary offers opportunities for boating and dingy sailing. The North Devon Coast is one of the least developed, unspoilt and most rugged part of the coastline facing west, straight towards the Atlantic. It is characterised by towering cliffs, plunging towards small and often lightly visited coves and small beaches. The popular beaches of Putsborough Sands, Croyde and Saunton Sands provide wonderful opportunities for surfing. It is an unrivalled area for walking and outdoor recreation with many miles of footpaths linking to the South West Coastal Path and the famous Tarka cycling/walking trail is also nearby.
