LOT 1 - BARTON WOOD - 5.00 ACRES

LOT 2 - SIR WILLIAMS PLANTATION - 5.28 ACRES
Sir Williams Plantation Pope’s is an attractive secluded quiet block of woodland yet easily accessible. The woodland comprises approximately 5.28 acres of Douglas Fir planted around 30 years ago along with Norway Spruce and some impressive mature Beech located on the banks.

A carpet of bluebells form in the late spring months with Rhododendron’s also adding additional colour to the woodland and shelter to wildlife. The woodland provides an excellent habitat for a wealth of native flora and fauna.

RESTRICTIVE COVENANTS
There is a restrictive covenant in place to ensure that the owner and subsequent owners do not use the wood for anything which would be a nuisance to neighbouring woodland owners such as vehicle racing, clay pigeon shooting, a commercial campsite, or business use other than agriculture or forestry. RIGHTS OF WAY
The land is sold subject to and with the benefit of all matters contained in or referred to in the title deeds together with all public or private rights of way, wayleaves, easements and other rights of way affecting the property. There are no public rights of way crossing the woodland.

Kilmington is a popular village which has a range of amenities which include an excellent farm shop, two public houses, primary school, two Churches and village hall, as well as sporting facilities and a cricket ground. Kilmington lies approximately 2 miles from the market town of Axminster which has an extensive range of amenities including the River Cottage Kitchen and Deli. Axminster also has a main line rail link to London Waterloo. The World Heritage Jurassic Coastline at Lyme Bay lies approximately 7 miles to the south.

The National Trust's Shute Barton House nestles in the valley bottom below the wood.

METHOD OF SALE
The woodland is available as a whole or in two lots.

There are no services connected to the land.

From Axminster head west towards Honiton on the A35. After passing Kilmington Cross and The Old Inn take the next left just before the war memorial into Kilmington. Continue through the village for approximately 0.7 miles. The road then bends round to the left and the entrance to Ashes Road is on the right, in front of you. Ashes Road is a hardcore track which continues up the hill for approximately 0.3 milesuntil the entrance to the woodland is found on your right hand side, indicated by a metal gate "Shute Hill Woods".

Follow the track and Barton Wood and Sir Williams Plantation can be found on the left hand side.

PLEASE NOTE: Ashes Road is only passable with a 4x4 vehicle. The track running from the gate "Shute Hill Woods" is best accessed on foot.

For viewings it may be best to park at the start of Ashes Road and walk up to the woodland.
