Directions - From our Menai Bridge office, take the A5025 in the direction of Pentraeth and travel for 8½ miles, through the villages of Pentraeth and Benllech, and the land will be identified on the left hand side. For reference, the land is exactly 1 mile from Tesco Express in Benllech. There is a convenient layby next to the Traeth Bychan Heights development site on the right hand side.

Tenure - The land is currently occupied by a licensee, whose Grazing Agreement will expire on 4th December 2022. Vacant possession will be available upon completion of the sale, which will be on 5th December 2022.

Development & Planning Scheme - All of the land will be sold subject to a Development and Planning Overage of 35% over 30 years from the completion date. In the event that planning permission will be granted in the next 30 years for any form of residential and/or commercial development on the land, the Vendors or their heirs will be entitled to a 35% proportion of the increase in market value.

Contract Of Sale - The Contract and Conditions of Sale will be available for inspection at our Menai Bridge office and Gamlins Solicitors’ office for approximately ten working days prior to the Public Auction. They will also be available at the Public Auction, but they will not be read out at that time. Any queries or questions regarding the contents of the Contract and other documentation must be raised with the Vendors’ Solicitors prior to the sale day and, in any event, no later than 2:00pm on the day of the sale. No questions will be permitted during the course of the Public Auction.
