From its tranquil, elevated situation at the top of Mitchel Troy Common, the four-bedroom, three-reception room property commands an outstanding westerly outlook over the Monmouthshire countryside to the iconic Sugar Loaf and the Black Mountains. According to the vendors: "Everybody who comes up the drive stops to look at the views as they really are fabulous and they change so much, depending on the weather and the season."
Brookhill House has been a much-loved family home for the past 37 years. It is set in mature, carefully-tended gardens, with an established orchard, a vegetable plot, a small bluebell wood and a babbling brook with a little stone bridge over. "The children loved playing there and now my grandchildren do, too." There are also two wildflower meadows which have been recognised by Gwent Wildlife Trust as a Local Wildlife Site.
Surrounded by nature and wildlife and set in the Wye Valley Area of Outstanding Natural Beauty, the property is nevertheless within easy access of motorway links to Cardiff, Bristol and the Midlands, making it attractive to commuters. The historic town of Monmouth, approximately three miles away has a charming high street with local shops, cafes and restaurants as well as well-known retailers such as Marks & Spencer and Waitrose. There are well-regarded primary and secondary schools in the area, including the Haberdashers' Monmouth independent boys' and girls' schools.
Step inside:- - A wooden gate off Common Road gives access to a long tarmac driveway which leads around the back of the house to a detached double garage, with parking in front of it for two cars.
The property, thought to have its origins in the 1930s but extended since, has an attractive symmetrical facade with two gables flanking a first floor balcony.
From the front of the house, steps lead up to a raised patio and to the main entrance doorway, although there is also the convenience of a back door leading from the parking area to a rear hall.
From the front hallway, a door opens to a cosy snug, just one of the "many rooms with a view", with a bay window facing west. The other side of the hallway is a formal dining room, with an archway to the large living room. The dining room has windows to both the front and back of the property, whilst the living room has a bay window to the front, enjoying the amazing, long-distance, westerly outlook.
Further windows to the side and back of the living room take in the lovely gardens and grounds. This light and airy room is made cosy in colder months by a Jotul wood burning stove set in a feature fireplace.
The fitted kitchen, at the back of the property, has a range of integrated appliances and space for a breakfast table. It has a door to the rear hall, which houses the boiler and a tumble dryer. Off the rear hall is a WC and there is also a utility room, which has a fitted unit under the sink, wall cupboards, a useful cleaning cupboard and a washing machine.
The rear hall also gives access to the spacious and flexible games room, once used for family games of table tennis but now providing "fantastic storage space." This room has French doors to the back driveway from where there are steps up to the patio, swimming pool and lawns, so it could equally be used as a garden room and there are times when it has been.
From the property's main hallway, an open tread staircase leads up to a galleried landing. The generous, principal bedroom was originally two rooms, knocked into one by former owners. "We think they did that to take advantage of the views to the front of the property. They had a sitting area under the window. When we were working, we had our desks there." The principal suite includes a dressing area with fitted wardrobes and an ensuite bathroom with a separate shower.
From the landing a corridor leads to three further double bedrooms, which share a family bathroom with a walk-in shower. From the corridor, double French doors open to the first floor balcony. "It makes a lovely place for morning coffee, with views that are just slightly more elevated than they are from the patio."
Outside - The property is screened from the country road by well-established hedging, providing privacy.
The glorious gardens, developed by the vendors, include areas of lawn, beds of flowers and mature shrubs and a picture-book, wooded area by the brook. Around the grounds, they have planted more than 40 beautiful hydrangeas. For grow-your-own enthusiasts, there is a lean-to greenhouse (with electricity), an established orchard with two apple trees, two pear trees and a plum tree and a vegetable patch with raised beds.
About 20 years ago the vendors started to establish wildflower meadows in two fields formerly let out for grazing. These meadows are now recognised by Gwent Wildlife Trust for their value in supporting wildflower species and wildlife.
There are several places to sit and enjoy the views and the tranquil surroundings. "At the top of the garden, there is a bench which is our gin and tonic spot - a peaceful place to watch the sun go down. The front patio gets fabulous westerly views and is also a wonderful place to watch the orange sunsets behind the Sugar Loaf."
The swimming pool is well maintained and has a floating solar blanket to retain the heat. "It is much enhanced by a recently installed air source heat pump which maintains a really nice temperature and is economic to run," say the vendors. The pool has proved immensely popular this last, hot summer. "We have eight grandchildren - it has never been used so much!"
Around the pool there is a large patio and nearby, attached to the garage, is the swimming pool shed, housing the filtration apparatus and providing additional storage space, handy for garden tools, the lawnmower and the barbeque.
The property is surrounded by lovely walks and near the village of Mitchel Troy where there is a church, village hall and a garden centre and café.
