Substantial family house with coach house offering over 9000 sq ft of internal space, set in 2 acres of grounds, located a highly sought after village.

Description

Orchard House sits gracefully centre stage within high, mellowed red brick walls and is approached through elaborate wrought iron gates. Originally built in the 1920’s, the house has been lived in by the present owners since 1981 and offers an exciting opportunity for a new family looking for a long term family home in a prime position.

The ground floor houses three large reception rooms presently used as the drawing room, reception hall and dining room. The large central reception room, with an imposing Oak staircase rising to a galleried landing, has glazed doors opening to the conservatory and garden beyond. An ideal room for entertaining family and friends on a large scale. The atmospheric dining room has full height Oak panelling throughout with a stone fireplace surround. At this end of the house there is also a cosy sitting room and large cloakroom.

A corridor spans the rear of the house accessing the present kitchen, butlers pantry, utility room, sauna/shower room, wine store and a further cloakroom. This space presents an opportunity to be reconfigured to better suit present day living requirements.

On the first floor the principal bedroom suite has a large bathroom and separate dressing room. There is a guest bedroom with an en suite bathroom, five further bedrooms, one presently being used as a generously proportioned study, and a family bathroom. A second staircase returns to the kitchen corridor.

Stairs rise to the second floor where a spacious loft which, with relevant permissions, may lend itself to conversion to further living space.

Outside.
Sweeping lawns flank both sides of the house, interspersed with mature Beech and Yew hedging, an orchard, flower beds and many mature trees. The main drive follows through to the rear driveway where the tennis court, swimming pool and coach house are situated.

A delightful Victorian style potting shed and greenhouse overlook the garden with an old brick-built garden shed attached, with pitched roof and loft space.

A large garage with space for four cars can be accessed from the kitchen corridor as well as the brick-built gardeners storage shed.

The pool is tucked away with high brick walls to two sides and spacious terracing surrounding it. The tennis court is situated just before the Coach House and does require some attention.

The coach house lies at the end of the rear drive. This two storey brick and flint building had planning to convert to a four bedroom house and garage which has now lapsed, but would benefit from further investigation.

Location

Aston Upthorpe and adjoining Aston Tirrold are picturesque, quintessential Oxfordshire villages situated on the edge of the Berkshire Downs. Communications are excellent with easy access to road, rail and airport links.

The villages boast an active community, cricket club, three churches, recreation ground and a shared Post Office. The Downs, being on the doorstep, offer myriad bridleways and footpaths to explore and enjoy.

Day to day shopping requirements are met by nearby Wallingford, with its weekly markets, Waitrose, small boutique shops, doctor, dentist and a community hospital. Neighbouring Blewbury also has a thriving farm shop and garden centre.
There is a wide variety of schools in the area, both state and private, including Didcot Girls, St Birinus, Moulsford, Cranford House, Chandlings Manor, and the Europa School, as well as the highly regarded schools in Abingdon and Oxford.

Previously the country estate of notorious playboy aristocrat, Sir William Pigott-Brown, Orchard House has stories to tell. Wild, A-list celebrity parties, hell raising and typical 1960’s psychedelic decadence scandalised quiet village life. Creativity also flourished with Steve Winwood writing songs for his first album whilst staying there and the iconic “Lady Darbanville”, written after Cat Stevens met Patty Darbanville at one of the reknowned parties.
