DESCRIPTION

** OFFER AGREED, SUBJECT TO CONTRACT**

Low Cotland is a charming two bedroom property, with a paddock and stable block, sitting within 6.56 acres in rural Wigtownshire. In recent years Low Cotland has been run as a successful small garden centre, there are two large greenhouses, one heated and one wooden framed, as well as three wooden garden sheds and two polytunnels, one of which extends to 30m x 13.2m. The property is single storey, although the two attic rooms are currently used as bedrooms. However, they are not deemed to be officially habitable as the only access is via the loft ladder. It may be possible to convert them by reconfiguring the ground floor layout to accommodate a staircase, with the appropriate planning consents and permissions. Both the living room and sitting room have bay windows framing the view, and open fires, although in the sitting room an electric fire has been set in to the fire surround. There is an abundance of storage with a number of fitted cupboards throughout the property, fitted wardrobes in both bedrooms and an airing cupboard in the hall. The Utility Room is in a separate building just opposite the back door, with a WC and washhand basin, space and plumbing for a washing machine and tumble dryer, and Worcester boiler for the oil fired central heating. Three solar panels on the roof provide additional energy to heat the hot water.

This property would be ideal for a family orthose seeking a lifestyle change. There is an opportunity to have a small number of livestock, ponies/horses, or to continue to run a small business from Low Cotland.

ACCOMMODATION
Ground Floor: Entrance vestibule, Kitchen, Living Room, Sitting Room, Bedroom 1, Bedroom 2, Bathroom, Front Entrance Vestibule. Utility Room. Two attic rooms in the loft space, with Velux windows.

SITUATION
Low Cotland is situated on the edge of Scotland’s Book Town, Wigtown, overlooking open countryside. Wigtown is a very popular town, especially between the end of September and beginning of October, when it hosts its famous annual book festival. The town becomes a hub of activity as people come to listen to speakers, visit the many book shops, eat in the cafés and pop-up food establishments, and wander through the ‘Kist’ with stalls displaying work made by local artists and craftspeople. Wigtown has a primary school, church, post office, supermarket, a number smaller shops and cafés and a Distillery in nearby Bladnoch.
Newton Stewart is the nearest larger town with a wider range of shops including three supermarkets, offices, leisure centre, primary schools cinema and a secondary school.
GARDEN (AND GROUNDS)
Low Cotland has two separate entrances, one in to the parking area in front of the property, and a second entrance with double gates opens in to the former garden centre. The area around the property has gravel to the front and there is an area of paving/patio. Steps lead up to an elevated corner lawn. To the left there is the garage, greenhouses, wooden sheds, a polytunnel, covered walkway and an area of lawn. Further to the left there is a more open site with the main polytunnel, lawn, an area of tar and the stable block, which has been in use as a shop/store for the garden centre. Tall hedges provide boundaries shelter and privacy. Double wooden gates open in to the paddock behind.
