Description

The three farms, Gilrivie, Tayock and Langley Park are productive arable units in a wonderfully scenic location. The farms combined extend to about 329 acres in total with the majority of the landholding being usable farmland.

The main hub of the farming operation is based at Gilrivie where there is a farmhouse, farm cottage, two large potato stores and a range of traditional buildings. At Tayock there is additional machinery and crop storage combined with potential for development or diversification projects.

The current owners have farmed at Gilrivie and Tayock since the 1940’s with the additional block of land, Langley Park, purchased in 2008. The three farms have been farmed in hand with the main focus being the production of early salad potatoes, carrots and spring barley. In previous years successful crops of wheat and oil seed rape have also been grown. For a number of years additional land has been rented on a seasonal basis for the production of ware potatoes utilising the extensive space for both dressing and storage which the sheds at Gilrivie provide.

All of the land is easily accessed from the Brechin to Montrose Road (A935) and at Langley Park there are internal tracks. Both allow for easy movement of modern farm machinery.

Location

The farms of Gilrivie, Tayock and Langley Park lie immediately to the north of the Montrose Basin in the county of Angus, on the east coast of Scotland. The farms are in a strategically located position with road frontage close to the local towns of Montrose (3 miles) and Brechin (7 miles) where the A90 dual carriageway provides quick and easy access south to Dundee (34 miles), Perth (54 miles) and north to Aberdeen (41 miles).

There is a mainline railway station at Montrose, with regular services to Aberdeen and to the south, including a sleeper service to London. Aberdeen Airport (45 miles) has a range of domestic and European flights. There are direct flights from Dundee to London City Airport.

The county of Angus boasts fertile farmland, sandy beaches in the east and glorious heather glens in the west. Recreational activities are diverse and include salmon fishing on the rivers North and South Esk, shooting on local estates and traditional field sports in the Angus Glens which also have some of the best hill walking in eastern Scotland, together with skiing at Glenshee during the winter when conditions allow. There are fine sandy beaches at Lunan Bay and St Cyrus to the south and north of Montrose respectively. Locally there are golf courses at Montrose, Forfar (20 miles) and Edzell (10 miles) with the championship course at Carnoustie (33 miles) within easy driving distance.

Montrose is an important commercial port for the oil and gas industry as well as providing grain storage and handling facilities. The town itself provides a good range of independent shops and selection of supermarkets as well as banking facilities and other professional services. The town is home to Montrose Football Club and also boasts an active rugby and cricket club for all ages as well as a tennis club with six floodlit outdoor courts.

The local primary school is at Rosemount (3.5 miles) to the north of Montrose, with secondary schooling at Montrose Academy. There is coeducational private schooling at Lathallan (preparatory only) and at The High School of Dundee (preparatory and secondary). Both schools operate a daily collection service – Lathallan from Montrose and The High School of Dundee from Brechin.

The surrounding area is well served with agricultural dealers and a successful machinery ring. McCain, the world’s largest manufacturer of frozen potato products, has a seed potato business nearby for which the current farming business at Gilrivie dresses and stores both seed and ware potatoes. To the west of Langley Park is the House of Dun, designed by the Scottish architect William Adam and built in 1730 for the 13th Laird of Dun. This National Trust for Scotland estate overlooks the internationally renowned wildlife site of Montrose Basin Nature Reserve.

Montrose Basin is a nearly circular tidal basin which makes up part of the estuary of the River South Esk. Designated as a world heritage site it is the largest inland salt water enclosed estuary in the UK covering 750 hectares of tidal mudflats and is a feeding and roosting habitat for many different bird species both native and migratory and is a haven for bird watchers who can appreciate the wildlife from a number of hides around the Basin. In addition to mute swans and pink footed geese, other birds include ospreys, kingfishers, redshanks, eider ducks, wigeon and dunlins.
