Set in circa 9.56 acres, enjoying magnificent rural views and located in a peaceful location, a superb farmhouse of considerable appeal and tremendous long term potential for sale with no chain
Comment from Robert Reed of Gascoigne Halman
I should probably not admit to having a favourite property on the market, but for numerous reasons, this, in my mind, is right up there with the best presently available in Cheshire.
Bank House Farm is a property of incredible charisma and appeal which has also retained a strong sense of its impressive history and charm. It is beautifully located on a country lane within Faddiley, a semi rural hamlet just a few miles from the market town of Nantwich and the Georgian village of Tarporley.
The overall plot extends to circa 9.56 acres. The core plot of the house and garden extends to just over an acre, there is a 0.58 acre paddock to the East and the remaining land to the north and east extends to 7.97 acres. For ease of maintenance, the present owners rent this larger field to the adjoining land owner. It is very rare to get such a superb package of land for under £1,000,000.
There are excellent far reaching views, spectacular skylines and unsets and notable levels of privacy and seclusion. And yet the house does not feel totally isolated, with there being one neighbour, and a beautifully converted detached barn that is accessed from a separate driveway.
What is so unusual about this home is the wide scope of buyers it could attract. Some may just enjoy the house exactly as it is with little or no work required ¿ it is already a lovely and much cherished family home. Others may look to carry out a more radical scheme of alteration and remodelling. There is already a prior approval granted from Cheshire East Council (reference 20/0063N) for a rear extension to the dwelling of 8 metres beyond the rear wall, a maximum height of 4 metres and eaves height of 2.6 metres.
The house extends to circa 2856 square feet in total (including integral double garage) and has multiple reception rooms, one ground floor bedroom, three first floor bedrooms and two attractive bathrooms.
Finally, it is also worth noting that there is a detached brick built barn, presently used for storage, but offering a host of possibilities for future domestic use, subject to consents.
Cheshire East Council reference 20/0076N have already provided a certificate of lawful existing use for domestic purposes associated with the principal residence, Bank House Farm.
A superb all rounder, in a stunning setting and arguably the stand out Cheshire property listing in 2022.
