Site And Location - The site is situated in a rural location, approximately 1 mile south of the hamlet of Dunchideock, 0.7 miles north of Belvedere Castle (Haldon Belvedere) and 7 miles to the south west of Exeter. It has an elevated position and benefits from an extensive rural outlook, with views east towards the River Exe and west towards Dartmoor National Park.

The site currently comprises an existing agricultural barn. It is bounded by Webberton Woods to the north, agricultural land to the south and west and a single track lane to the east.

The site is accessed via a single track lane which leads towards Ide in the north east and the A38 Devon Expressway in the south east. The junction with the A38 is located approximately 2.6 miles from the site providing access towards Exeter in the north east and Newton Abbot in the south west.

A number of local services are located within close proximity of the site including a church, village hall and a hotel. Haldon Forest Park, situated 1.5 miles to the south of the site, provides 3,500 acres of woodland and offers a range of walking and cycling trails. A wider variety of local services and amenities can be found in the nearby city of Exeter.

Planning - In May 2020, the site was granted with full planning permission for the demolition of the agricultural barns and erection of two residential dwellings.

The key planning conditions are stated below:

Condition 1: The development shall begin before the expiry of three years from the date of this permission.

Condition 3: Prior to commencement of the development, an Ecological Management and Enhancement Strategy (EMES) shall be shall be submitted to and approved in writing by the local planning authority.

Condition 5: Surface water drainage shall be provided by means of soakaways within the site which shall comply with the requirements of BRE Digest 365 unless an alternative means of surface water drainage is submitted to and agreed in writing by the Local Planning Authority prior to the commencement of development.

Cil - Teignbridge District Councils CIL Charging Schedule was adopted in July 2014. We have had regard to the CIL Liability Notice, dated May 2020. This can be found in the Technical Pack. The development is liable for a total CIL payment of £40,230.93.
