A superbly presented 5 bedroom farmhouse with excellent Equestrian facilities privately situated
within 20 acres with far reaching views of Glastonbury Tor

Description

This superb property is approached through an electrically operated gate located at the end of the private drive with paddocks either side leading to the front of the farmhouse and a large gravelled central courtyard providing amble parking and turning area, with access to the double garage and one bedroom annexe.

The farmhouse was newly built and architecturally designed approximately 17 years ago to a very high standard, providing a spacious, modern family living environment. The farmhouse is surrounded by well-established landscaped gardens which provide profusions of colour throughout the year.

There is detached double garage, also a guest annexe providing a self-contained independent space for guests, staff, office or leisure use and comprises of a ground floor well equipped kitchen/dining area, first floor sitting room, bedroom and well-appointed shower room.

The farm is currently used by a highly successful International three day event rider and the equestrian facilities have therefore been well designed throughout and are maintained to the highest of standards.

Location

Burtle Moor Farm is located on the idyllic Somerset levels and sits in a secluded location at the end of a private lane, just outside the charming village of Burtle which has a thriving community centred around the award winning pub ‘The Duck at
Burtle’, church and village hall.

Wells, the smallest city in England lies about 13 miles away. Famed for its architecture and incredible Gothic Cathedral, Wells blends small town charm provided by quirky independent shops and eateries with the confidence of international fame as many international film and TV series are filmed in the city each year.

There are excellent private schools within easy reach including Wells Cathedral School, Millfield, Kings School Bruton and in Taunton Kings, Queens and Taunton School. Communications are excellent with access to the M5 at J22 just 6 miles away and a mainline train station at Bridgwater with regular connections to London and the Midlands. Bristol International airport is just 21.5 miles away.

Additional Info

GARDENS
The gardens have been landscaped and well maintained by the current owners and include a fabulous pond situated to the east of the farmhouse. The gardens are mainly laid to lawn with extensive areas for outdoor entertaining including the timber built, African style breeze house built by Julian Christenson.

EQUESTRIAN FACILITIES
The equestrian facilities are separately accessed off the main drive and comprise a fantastic range of outbuildings to include
stabling and general purpose agricultural buildings and an all – weather outdoor manege. The main stable block is fitted with
five, large American style barn stables, a solarium and separate, spacious tack room. A separate timber frame building provides a further 5 stables totalling stabling for 10 horses. A further open fronted agricultural barn with Yorkshire board cladding which is currently used for machinery and general storage however offers potential for alternate uses (subject to obtaining the necessary planning consents). There is also a large workshop providing further options and a single story building to the west of the farmhouse which offers scope for further accommodation, leisure facilities, entertaining space etc (STP). There is ample parking for lorries, vehicles and machinery.

The outdoor arena, built in 2005 measures 20 x 40m and is an all-weather arena with good quality post and rail fencing with
a rubber and silicon sand surface. The draining is excellent providing the opportunity to be used all year round.

THE LAND
The land all lies within a ring fence and extends to approximately 18.28 acres of level pasture land divided into
sheltered enclosures. There is high quality fencing throughout and is currently arranged to cater for equestrian purposes but is suitable for agriculture, conservation or purely amenity use. The land is in good heart and the soils are well drained.
