17.4 acres of young broadleaf woodland with private rides and glades and a wildlife pond. For sale as a whole or in 2 lots.

Situation - The woodland at Dunsdon enjoys a secluded, rural position, within the parish of Pancrasweek. It lies a mile from the Cornish border and is almost equidistant from Holsworthy and Bude. The woodland is situated next door to the renowned Dunsdon Nature Reserve, claimed to be the single most important example of Culm pasture in England.

The popular North Cornwall surfing beaches lie to the west and the rugged North Devon coastline to the north and north west, offering excellent opportunities to walk, swim, sail, gig row and fish. The Dartmoor hills form a handsome back-drop to the south east, again offering excellent walking and horse-riding opportunities.

The market town of Holsworthy, known for its weekly livestock and panier markets, boasts a Waitrose Supermarket, a wide range of shops, banks, professional services and agricultural suppliers. Nearby, Bradworthy and Bude also offer local amenities and shopping. The A39 is approximately 4 miles away and the A30 dual-carriageway can be joined at Launceston and Okehampton (19 miles and 21 miles respectively).

Description - The woodland extends in total to 17.44 acres of attractive young broadleaf woodland with mown paths and sheltered glades, providing a delightful, private area to walk through and observe the rich wildlife, flora and fauna.

Lot 1 extends to about 9.39 acres of young woodland with a pond - Guide £65,000
Lot 2 extends to about 8.05 acres of young woodland - Guide £50,000

In the centre of Lot 1 there is a pretty wildlife pond which provides a beautiful area to relax and observe wildlife amongst the woodland. Both lots are likely to appeal to buyers interested in the wide range of wildlife that frequent the woods, or to buyers wanting to own a private area for relaxing or camping or for those wanting an environmental investment.

Adjacent to the woodland is Dunsdon Nature Reserve, designated a SSSI for its Culm pasture, wild flowers and habitat to a large range of insects and butterflies. (Devon Wildlife Trust have assisted in the management of the wild flower rides and have been keen to collect the wildflower seeds, in the past). There is potential for creating further ponds or erecting a modest building for use with the woods, subject to obtaining any necessary consents.

Access - Each lot has its own road access as shown on the attached plan. Access to Lot 2 is by a gated entrance to the west. Lot 1 is reached by a currently fenced across gateway off the road in the NW corner.
