Beautiful manor house and small estate boasting panoramic countryside and Lynher Valley views.

Description

HISTORY

The east wing has been traced back to the 13th Century although an original residence is believed to far predate this. Several extensions have been added including the substantial Georgian front and west wing which provides either an attached self contained annexe or further integral accommodation to the main house. The estate enjoys stunning views across the Lynher valley and adjoins the rugged and unspoilt Cadson Bury, an Iron Age hill-fort.

SUMMARY OF ACCOMMODATION

Cadson Manor is accessed via a private driveway, which approaches a large parking and turning area in front of the house, with wisteria clad frontage surrounding the main granite pillared portico and entrance.

The entrance hallway boasts high ceilings with intricate cornice coving and flagstone flooring which runs through to the formal dining room with imposing stone fireplace opposite the sash window and panelled shutter surround. These are mirrored throughout all of the front facing windows. Adjoining the dining room is a further reception room (currently in use as a self contained annexe). To the opposite side of the entrance hallway is the sitting room with ceiling rose complimenting the cornice coving. The feature Italian marble pillared fire surround with slate hearth is framed by integral half glazed displayed cupboards.

The triple aspect kitchen has been recently updated with a central island, handmade bespoke cupboards with granite work surfaces. An integral dishwasher, under counter fridge and Neff cooking appliances compliment the oil fired Rayburn Royal and oversized dresser unit. Across the rear hallway with courtyard entrance is the former dairy currently used as a utility and larder room. Beyond the hallway the rear lobby opens to the office and ground floor wet room with a secondary staircase running to the first floor.

From the entrance hallway and reception lobby stairs rise past the Georgian stair window to the main landing which adjoins four double bedrooms (one en suite), all enjoying rolling countryside views. The landing continues along the length of the east wing to the large family bathroom which features a roll top claw foot freestanding bath and separate shower. Further along the upper landing a second en suite bedroom overlooks the side lawns.

The property has lovingly undergone significant updating and maintenance to provide a tasteful and sympathetic reflection of its historical status.

ANNEXE

The West wing annexe provides the flexibility of extending the main accommodation or a private self contained residence.

There is a reception hall, kitchen and separate utility room and a lounge/diner with inglenook fireplace and inset wood burner. Stairs rise to the first floor with two double bedrooms one being en suite and a family bathroom.

GARDENS & GROUNDS

The property extends to about 4.76 acres in total. Cadson Manor itself is surrounded by well maintained lawned gardens and pasture paddocks. A further parcel of land, of approx 19 acres, and a substantial steel framed outbuilding, to the north and west of the farmhouse, are available by separate negotiation.

OUTBUILDINGS

The Farm office has mains electricity, telephone and internet.

The primary commercial premises was originally built as two units although they have been merged into one unit in recent years (currently let). It is serviced with mains electricity and mains water and has ample private car parking area.
