Outstanding courtyard home set centrally within 100 acres giving it great privacy and amenity

Description

Kirktonlees was built to an exacting standard in 1996 by the current owners and forms two sides of a courtyard. There is an archway into the courtyard from a long, tree lined driveway.

Internally there are large reception rooms overlooking the grounds and spacious bedrooms located on the first floor. Connected to the house is a range of workshops.

The roundhouse entrance from the courtyard has double doors into an impressive double height hallway with stairs up to the first floor.

The south wing houses the formal reception rooms with the main social area being the open plan kitchen / family room. The kitchen is fully fitted with a range of traditional base and wall units, large pantry store and four oven oil fired AGA. The family room has double doors out to the garden and through to the dining room. Beyond is the drawing room which is heated by a large wood burning stove set into an impressive stone fireplace.

The north wing has a corridor off the main reception hallway and includes an office and guest cloakroom. At the end of the hallway is a fully fitted ’summer kitchen‘ and sitting room, also with a wood burning stove and double doors out to the garden.

Stairs from both the entrance hallway and summer kitchen rise up to the first floor where there are four bedrooms, three of which are en suite, with all of them having the benefit of built-in wardrobes. The principal bedroom is an impressive space with a far reaching outlook. It has a dressing room with fitted wardrobes and an en suite bathroom with shower, WC, wash hand basin and bath.

The working quarters of the house are off the kitchen where there is a boot room, utility and WC. The annexe can be accessed from here up the spiral stair and there is a further door to the car port and courtyard.

The annexe has its own front door and garden and sits to the west of the house. On the ground floor there is a fully fitted kitchen where there is space for a dining table. Off the kitchen is a cosy sitting room and WC. On the upper floor are two double bedrooms which share a shower room. Adjacent are two offices which link down to the boot room of the main house. The annexe has previously been let as self contained accommodation, providing the owners with a useful source of income.

Garden
The gardens sit on two sides of the house and have been laid out with care and are enclosed by a series of beech hedges. The garden is mainly laid to lawn with planted borders providing a variety of colour throughout the year. A path meanders through the gardens which are a haven for wildlife such as swallows, hedgehogs, squirrels and songbirds. To the west is a belt of mature trees which provides shelter from the prevailing wind.

Outbuildings
Kirktonlees has a variety of stores, outbuildings and workshops which could support a number of business uses or hobbies. All outbuildings have a water and electricity supply.
• Dutch barn of steel construction with four bays.
• Secure shed of block construction with concrete floor and insulated roof. Roller shutter door.
• Stable block with two modern stalls
• Tack room and workshop
• Tank room

Land
The farmland which surrounds Kirktonlees extends to about 94.6 acres and is split into five fields, secured by a variety of stock fences, stone dykes and wooden fences. Some of the fields are also separated by mature hedgerows and there is access into the fields through well maintained gates.

There is a grazing licence in place until 26th October 2021 – the tenant would be happy to continue leasing the land into the future.

Ponds
In the northwest corner of the grounds is a wild pond surrounded by woodland and mature trees. The pond and the grounds which surround it provide a rich habitat for a variety of wildlife including ducks, woodcock, hare, partridge, roe deer and wood pigeon. There is a second pond in the northeast corner behind neighbouring Backburn Cottage.
