The Access Track
There is a long stone access track to Cynheidre Uchaf and partly along the track a local farmer has a track that cuts across the track to the house, at this point there are two gates which have to be opened and closed to prevent any potential issues with livestock getting out. Our client has an agreement (see below) to put in remote opening gates at these points to ease access, especially in inclement weather. Please discuss with our client when viewing. Please note we are advised by our clients that, as is very common in Wales, a footpath runs up the track.
Track Information 2
AS WRITTEN BY OUR CLIENT; There is an easement/right of way from the main road up to the last gate, Gate 3, our Boundary gate.
We have been to court 3 years ago with the owners of Tir Emmanuel to address the provision regarding, width, maintenance, repair, and ownership of the gates., as our Deeds did not include any provisions regarding this.
We are pleased that Cynheidre Uchaf comes with the benefits of an Order included in the Deeds allowing: us to Electrify/Solar panel the 3 gates over the Right of Way - Agreement also to concrete part of the Right of Way , along with a clear understanding benefitting Cynheidre Uchaf with regards to width and maintenance there of. (We see this as like getting a full MOT on the Right of Way so any future owners will have clear guidance) and encounter no access problems.
We did return to court last September 2020 to vary the order, as the 12 foot gate was granted to allow easier access as it is on a slight bend. As the original order agreed...
Directions
Get to Pontyates (B4309) with CO-OP garage on your right-hand side. Stay on this B4309 up a long steep hill you will get to Cynheidre. Go through the village and as you leave, take the road to the left sign-posted for Sylen Lakes. Continue down this road, over a disused railway line (cycle path) and continue until you see a white bungalow on your right. You need to take the next left track after the bungalow. Go down the track, past the first house on your right and continue through 2 gates (close each behind you before moving onto the next). You will then get to a third gate(again close behind you) which is the start of the land belonging to this property, Cynheidre Uchaf. Proceed to the end of the track. PLEASE NOTE; Be careful if in a low slung vehicle as the track is uneven in places.
