Description
This beautiful Grade II listed home is rich in history and retains a wealth of period features. There is much to impress with high ceilings, deep skirtings and decorative cornicing, extravagant fireplaces, leaded light windows and vaulted ceilings. The property is arranged over four floors and offers charming and adaptable accommodation equally suited to family life and more formal entertaining. The majority of the windows provide wonderful far reaching views and the house enjoys large private gardens together with a tennis court.
The reception hall features beautiful decorative cornicing with wood flooring extending into the vast, impressive drawing room to the rear, overlooking the grounds. This dual aspect room is of wonderful proportions and features an exceptionally high ceiling, with full height decorative gothic styled windows and French doors opening on to the outside terrace area. The room features an elegant stone fireplace with an open fire. Located to the front of the property is the kitchen/dining room, with striking granite flooring and worktops. The kitchen is bespoke fitted with an excellent range of units with integrated appliances including three ovens, coffee machine, dual electric and gas hob, fridge and dishwasher. Two box bay windows to the side and front benefit from built in seating.
On the first floor the principal bedroom, again with a dual aspect, overlooks the gardens with far reaching views. The bedroom is generous with a decorative high ceiling, ornate cornicing and picture rails. There is a beautiful marble fireplace with an open fire. The en suite bathroom is luxurious with marble flooring and built in cabinetry with marble tops, together with a freestanding claw foot bath with overhead shower. Adjoining the bathroom is a dressing room and separate WC. To the front of the house is a further characterful bedroom, featuring a wonderful triangular bay window overlooking the grounds, and two further tall windows to the side. There is also a well-appointed en suite bathroom with marble tiled walls and floor.
Lying to the rear on the second floor is a superb games room, enjoying wonderful views and a stone fireplace. Also on this floor is a fully fitted utility room/kitchenette, a family bathroom with a magnificent Jacuzzi bath and a separate WC. There are two further rooms on this floor, one which is currently used as a sitting room and one as a study. Both rooms could be arranged as bedrooms and both have stairs leading to a further bedroom above. The bedrooms on the top floor are full of character with vaulted ceilings and exposed beams, and each have an en suite shower room.
Outside
A delightful feature of Hitcham House are the mature gardens and grounds and each residence is allocated an exclusive area of the gardens. This property enjoys extensive private grounds to the rear and side including a fenced tennis court and a pond. Hitcham House is approached through wrought iron gates set within a brick wall, opening to the sweeping driveway which leads to a generous parking area in front of the main house. This property also has two garages located to the side. The manicured front lawns are bordered by clipped box hedging and interspersed by beautiful mature trees.
History
Hitcham House, originally called Blythwood, was built in 1867 by George Hanbury, a brewer and hop merchant. He acquired 75 acres to the south of Hitcham Lane from Lord Grenville’s family, who owned much of the surrounding countryside. Subsequently, Hanbury purchased more land from the Grenville family and the house was renamed Hitcham House. George Hanbury became High Sheriff of Buckinghamshire in 1875. He was responsible for many philanthropic endeavours within the locality. In 1984, the property was divided into the nine separate residences which exist today.
Location
Maidenhead 3.5 miles, Windsor 6.5 miles, Beaconsfield 7 miles, Gerrards Cross 8 miles, Heathrow (J5) 13 miles, central London 27 miles. All distances are approximate.
Hitcham House enjoys an ideal situation, being within commutable distance from central London and set within acres of preserved and protected grounds, including woodland, parkland and formal landscaped gardens. Hitcham House owes much of its appeal to its unspoilt and secluded setting, in green belt on the edge of conserved mature beech and mixed conifer woodland for which the area is renowned. Consequently, there are many scenic walks, cycle and bridle paths in the area.
The area's excellent communication links include regular rail connections to London (Paddington) from Burnham, with connections to Marylebone from Beaconsfield and Gerrards Cross. With the advent of Crossrail, targeted for completion in 2022, journey times to London’s West End, City and Canary Wharf will be significantly reduced. The M40 is about five miles away, while junction 7 of the M4 is within 2.5 miles. Everyday amenities can be found at Burnham or Taplow less than a mile away, while more comprehensive facilities are available in nearby Beaconsfield, Maidenhead and Windsor.
Buckinghamshire is renowned for its choice and standard of schooling. The county is one of the last to maintain the traditional grammar school system, of which Burnham Grammar school for boys and girls is the nearest. Local independent preparatory schools include Dair House and Caldicott (Farnham Royal), Davenies and High March (Beaconsfield), to name a few.
Square Footage: 4,694 sq ft
Directions
From Beaconsfield take the A40 towards High Wycombe, then take the first turning left signed towards Taplow, Burnham and Wooburn Common. Proceed down this road until reaching The Feathers Public House and turn left into Taplow Common Road.
