THE LOCATION

Sudbury is an historic town containing a wealth of period houses and cottages at its centre. The birthplace of Thomas Gainsborough, the town is steeped in history. The town provides an excellent range of shops, schools and recreational facilities including clubs for rugby, football, cricket, tennis, bowls and rowing. There is a small quayside theatre and modern swimming pool/leisure complex. The town's station provides shuttle trains through to the main London and Colchester line with fast services on to Liverpool Street. All these facilities are within easy walking distance of Kentish Lodge which is set around 250 yards from The Market Place. It is also a moment's walk down to Sudbury's wonderful water meadows by the historic mill pond, providing magnificent walks.

THE PROPERTY

Kentish Lodge is a fine Victorian detached house built with traditional Suffolk white bricks under a slate roof. It retains large double hung sash windows, a splendid portico porch and front door and many other lovely features. Early in its life the house was enlarged at the side, where there is a second front door with distinctive stained glass leaded lights. There are two formal staircases, and the house could be occupied as a main part and annexe. The kitchen and bathrooms are somewhat dated and would benefit from upgrading to today's standards.

To the rear is the former brick coach house, now converted into a separate cottage, ideal as an annexe, presently providing a useful rental income. The 0.51 acre garden is fully walled and intact - very rare for a town house in Sudbury where most gardens have been developed. There is a driveway and large parking courtyard and wonderful mature gardens with a pond, ancient mulberry tree and a wealth of plants, shrubs and specimen trees.

PLANNING CONSENT

The house can continue to be occupied as a fine home with superb gardens, but the owners have obtained planning consent for the construction of a three bedroom, two bathroom, detached house in the gardens. Please see the plans for more details. The new dwelling would share the existing drive in but would be tucked at the back of the site on the vegetable garden. The planning consent also includes the construction of a detached double garage for the existing house.
