Access to the east bank is via a 5 bar gate which would be suitable for some hard standing for private parking, subject to gaining the necessary consent. Access to the west bank is over a footbridge at the northern end of the property.

The Fishing
The fishing at Boxford covers both banks along the full extent of the property, a length of approximately 624 yards and offers unrivalled variety throughout the year. The beat has been in the hands of the current owners since 2007 and since then has undergone a steady process of improvement carried out by the licensees.

The top stretch is deeper and more suited to wading while the bottom section is shallower and faster flowing, providing more varied fishing. The licensees have been restricted to fly fishing only and there is no course fishing on the property.

The Land
The River and adjacent land is designated as a Special Area of Conservation and a Site of Special Scientific Interest. The western part of the property is largely water meadow however some seasonal grazing has been allowed previously. Due to the fact that the property has been owned by a government research body there are a number of small sample points across the property which have been used for taking water samples.

Location

Boxford is situated in the Lambourn Valley in an Area of Outstanding Natural Beauty. The centre of the village is a conservation area and comprises many period houses and cottages along with a pretty 18th century church. Newbury station has direct trains to Paddington in about 50 minutes and Junction 13 of the M4 connects with the national motorway network and airports. The surrounding countryside is attractive and ideal for walking and riding. Newbury has a racecourse and there are a number of golf courses nearby.
